Architect costs Dormer loft extension

Hi we want to get a bedroom en-suite loft extension. There are others on the street but no-one I want to approach for info (they both have family in the property business and I don't want to feel obligated to get a quote from them etc). We have had a ball park quote from a building firm who has worked on our roof as a starting point ( and will get others) but have been told no detailed quotes until we have architects drawings. I have looked at a few local firms but want to make sure we are in a position to proceed before calling and websites don't give any idea of costs. What am I looking at? £300/ £500/ £1000? We are based in the North West....

I would look at design and build firms rather than hire an architect. I think for standard extensions in particular architects are a waste of money (we used one for ours and it was definitely a waste of money!).

Agree with pp - there are loads of specialist loft firms who will do all the drawings and plans, sort out building control, then build the thing for you. We are in London but architect quotes around us were £4k for plans alone. So we quickly ditched that idea and went with a loft company who sorted it all for us as part of the package.

Discount plans are based in barnet they are very reasonable.

But Barnet is quite far from Cumbria
