We have planning for a single storey extension to make a larger kitchen and dining room in the South West of England. In the process of getting quotes and the most recent one is getting on for £70k without kitchen or floor covering!! It is approx 10sq m and includes a roof lantern.
Anyone else had any experience of pricing recently? Seems very high costs to us

Doesn't surprise me at all; I looked into doing this five or six years ago and was looking at 60k then, realistically.
We didn't end up doing it because we were hoping to spend £40-£50k and I quickly realised we wouldn't be able to do it for that.
Prices of everything, materials, labour etc, have gone up enormously since then, so £70k sounds fair. You probably need a £10k contingency too, at least.

That sounds in the same ballpark to what we're currently spending for a similar project. In fact, we had foundation issues and some extra steels were unexpectedly needed. So the cost has risen quite a lot more.

So that works out at £7k per m2 ???? Without a kitchen and flooring and people think that’s reasonable?

did they make you put your hands up when giving you the price 🤨

Thanks, it’s interesting to see what other people think.
Looking at my quotes so far, it seems crazy to me that a plastered shell without any glazing, electrics or plumbing is coming in about £5k per square metre without VAT

I'm in SE England and earlier this year was quoted between 60-70k for a single story 4x3m kitchen extension. Again this was without the kitchen units, flooring, decorating etc.

Thanks I just don’t think it’s viable. It’s way over the estimate given by an independent estimator

That sounds about right to me too. We’re in London and paid circa £100k.

I ended up paying around £60k in Wales, 3 years ago, which included a fairly modest kitchen and flooring. I can well imagine it costing a lot more now, especially in the South East.

You also have to factor in redoing a large part of your garden. I didn’t and ours was a mud bath and unusable until we had it re-done.
