I don't understand the MN obsession with a porch.

A porch would ruin the character of the property, most porches are hideous.

I like it and I think the downstairs shower room means the upstairs arrangement isn't worth stressing over. The garden is lovely. But... is it still on the market, OP?? When I clicked on the link it was greyed out and marked as removed from Rightmove. I hope some canny MNer hasn't snapped it up. Sad

I would say no on the basis that you have to go through a bedroom to have a shower

With one child shortly due to start school
and no plans to have another

my primary focus would be location. I’d want it close to a very good school, and it’s want to know the school had a small catchment and I’d be trying to find out about the community.

the property itself well and truly secondary consideration

We (a family of 3) live in a very very similar house. We moved in when DD was 3, she is now 8, it is absolutely fine.
