Question about open rent

How do prospective Tenants get verified status for income, references and credit history when applying to view?
do they have this if previously rented before?
or as a landlord can I ask for them to be verified before applying?

Once they ring for viewing EA does the vetting. Then decides if they can view or not. I'm a LL and after a house is advertised EA only makes 4 or 5 viewings from about 20 who enquire. EA only shows house to those with good credit history, and non smokers. After viewings EA rings me with all details. Names, ages, employment statuses, if kids, if pets. I get to choose which one to offer it too.
