Planning Permission

I need to apply for planning permission to erect a garage and a holiday let unit.

I've checked my council's portal and I can see my options are:

Pay for pre planning advice, go from there (can I pay one fee for advice for the garage AND holiday let or do I make seperate applications?)

Or employ a planning expert and they do it all? How to pick one?

Any help much appreciated!!

Honestly, best to get professional help before doing this as it can be very stressful. Whatever you do, just ensure you inform your neighbours before you submit. They will undoubtedly be pestered by rogue surveyors and it can cost a lot of unnecessary money if you have to pay for multiple surveys. One surveyor can conduct the party wall agreement independently for both parties so don't allow neighbours to be let astray

No neighbours, and on good terms with the nearest other house who runs a business from his land, he's happy with what I'm proposing, luckily.

I've always used a planning consultant, yes it's a cost but sending in a complete clear application saves a lot of time and headache .

This is my preference, I don't mind the extra £££ I just want the best chance to get approval.

Any tips for choosing a planning consultant, or pretty much are all the same?

Where abouts are you . I used the same company I originally used and found them through recommendation.

Oh that's too far away to make a recommendation, I'm on the south coast . Good luck though I'm sure you'll find someone .
