What happens next?

Hi! We've bought our first house, sale accepted last month. No onward chain.

Had email saying contract pack will be issued to solicitor once seller has sent over a couple more things.

What happens next please? As in complete break down. I've tried googling all different phrases but it's all a bit vague and I don't understand.

I'm trying to guage when we will likely be getting keys.

Thanks!

@AmilyChestnut if I were you I would email or call my solicitor today to ask if they’ve ordered searches yet. They might be waiting for you to make a payment for them (to the solicitor, for them to pay for the searches). It’s normally a few hundred pounds. When I bought my first house I didn’t realise I needed to pay for these upfront and they didn’t chase for it, which set us back a few weeks!

@SpidersAreShitheads

That's great, thank you for clearing that up. I knew I didn't understand and you've made it a lot clearer

No problem at all @AmilyChestnut.

If you've never been through the process before, there's a lot of technical terms and jargon thrown around that's hard to understand! No one explains it to you, you're somehow just expected to know what's happening and when!! It's really overwhelming when you're just trying to work it all out.

Just ask on here if you need to know anything, even if it sounds daft - the posters here in the Property section are amazing and so patient. I've had so much help from the wise people here myself!

Right, so the mortgage will do their own search, and we can get a deeper one but that's optional?

No, the mortgage company will do their own very basic survey.

Your solicitor will organise the searches.

I'm someone who found the process very stressful, if you are already feeling anxious please do not set your heart on October. We had our offer accepted in September 21 and got the keys the last week of February. This was an empty property with no chain and no issues our side. I would say if you get the keys by Christmas you would be doing well.

Thank you. I'll relax a bit now then.

We have paid solicitors the initial fee, so hopefully they have. We will call today for sure. Thank you!
