425k - where to live - London/Kent/North west?

Seeking ideas!
in midst of divorce but anticipate that should be able to buy property of up to£425k. Have a young DS so will need a 2 bed.
Currently in sw London where ds goes to pre prep - hd will be finished there july 2024. Likely that will not be able to afford private education going forward (without a bursary!) so looking for good state schools. Ds very bright and 11+ definitely realistic option at this time.
need to put a plan together as to where u live ….I love sw London, need to be in Bank x1-2 per week for work and family are based in north west England. I don’t drive and lookinh for somewhere with good transport links and culture/parks.
any ideas please ? Will consider midlands and Kent but not sw/ne England as too far to get anywhere/from familiy.

I’m not interested in nitpicking with you, I think the OP knows what I mean about London being too expensive to be a good option for her.

Agreed that London will be v expensive
but ex may oppose relocation as May court, so good to know about where I could manage in London (priority bring good schools transport safe areas)

I would want to be closer to family support and think it would be nice for your son as well to be near his grandparents.

Sevenoaks prices are ££££ Tonbridge would give you more bang for your buck.

@LindaDawn definitely. But Court may not allow me to relocate plus my work is London centric so need a back up plan
