Oh ffs, exchange and completion on same day. Help.

So due to my buyer being adamant that if we don't move by 8th Sept, she won't move until 28th October (!), all 3 of the chain have agreed on 6th Sept moving date. My solicitor (I'm in the middle) has been the slowest, the other 2 parties have been ready for a couple of weeks. So now we are 8 days away from a completion date and I'm expecting exchange to be done ASAP... my solicitors office drops a bombshell that they are intending exchange and completion simultaneously as they are currently "doing their final checks" whatever that means.
This is my worst nightmare. I really don't want to do this but feel forced to by my buyers because 28th October is just wholly unreasonable.
Please tell me this can be okay? I am so bloody stressed right now. We had a chain collapse in Feb, right before exchange due to issues with probate at the top of the chain and obviously I'm terrified of it happening again. Everyone seems ready, all parties are packed up and ready to move. My buyer is coming from rented so has crossover period and isn't bothered about exchange and completion simultaneously. My me and my vendor are obviously quite stressed about it!

Nothing to do with school dates, nor teachers. Apparently they go on holiday end of Sept, and don't want to move too close to it. Then not straight after due to rent being due. Whatever. 🙄

Solicitor said final checks was to do with money and things. They were a bit vague, but I confirmed there are no outstanding enquiries, nothing new to be raised. They confirmed no issues. Apparently I have to sign another form for transfer deeds. Not sure why they didn't give me that when I signed the contracts last Thursday 🙄.

I've googled. No report as such, but when searches were back I had a detailed email with information from them plus the searches themselves. I've signed contracts, tomorrow I'm signing the transfer deed.
Solicitor tells me 6th is achievable, so are you saying it doesn't sound like it is? 😩

My dad done it, no big deal. Just be organised and ready to go and have whatever you can bin/store at a friends already there before the day

I asked the solicitors office about the report on title and they didn't know what that was. They said is it the report you get at the end? I said maybe, I don't know. She said you will get a report on completion, but all things have been brought up with you along the way, so there won't be any surprises and it isn't necessary to have before exchange.
They are going to request funds from the lender today.

Wow! That's a little alarming!

The report on title is a full report on all of the solicitors enquiries, search results and investigations in to the property you are buying. Usually sent to the buyer shortly before exchange of contracts for them to read and ask any questions prior to being legally committed to buy.

It is often, although by no means always, sent along with the contract document for signature.

I've had all the searches and their enquiries etc through.
It was the clerk for the solicitor who told me the above.

I exchanged and completed the same day, 5yrs ago. It was really fast and I had the keys by 9.30am.

I exchanged and completed on the same day just 5 weeks ago. There was a bit of frantic staring at the phone willing it to ring, and I did book an air BnB just in case. Which turned out to be a waste of money as all went well :).

If your buyer is in rented and won't be physically moving in on completion day, then why do they care about it being a day they're physically available? What is the point (to them) of the long hiatus between 6 Sept and 28 Oct? What is it they want to be able to do on completion day (if not move in) that they can't if it falls within those dates? It sounds like someone's 'taken a notion' to doing things a certain way and you're having to pick up the tab.

It's easy for me to say but personally I wouldn't entertain E&C on the same day if it involved actually packing up an entire home and having everything in trucks waiting for the nod to come, or not. I'd only do it if the property was empty anyway. My buyers last year said they needed to do this for barely comprehensible reasons, but really it was because they wanted to drop the price at the last minute, with all the pressure that that truck scenario would have created. I said no and magically their 'need' to do so disappeared. But I get that it's harder to be that 'no' person when you're in the middle of a chain, and maybe your buyers seem more solid than mine did (from beginning to end with retrospect, which is probably what made me dig my heels in).

Is there some renegotiating possible, e.g. exchange on the 6th but complete the following week?

Can you exchange 6 September and complete on the 8th. Would feel a bit less stressful.

Your buyer’s being extremely awkward, particularly if they aren’t moving on completion day

Any conveyancing lawyer should know what a report on title is. It's concerning that your solicitor's clerk hasn't heard of it. It's a very standard part of the conveyancing process.

It's a report on the title to the property that you are buying. If you are getting a mortgage, your solicitor will need to send a report on title to your mortgage lender (normally in a prescribed form) to be able to drawn down the mortgage monies. It's also a separate report that's sent to you as buyer before exchange to report to you the search results and any issues regarding the property. If they have been reporting to you regularly as search results come back, it may be that they do not send you a separate, formal report on title as they will have already emailed the information to you as things went along.

No they don’t, there is normally a few weeks or at least a few days between the two things

I have also exchanged and completed on the same day - twice.

First time was easy as I wasn't in a chain, the second time I was in the middle of a chain and it was very stressful but did go through in the end. I didn't like not knowing I was moving until lunchtime, though. I would recommend doing anything you could to avoid that.

It’s comparatively rare, and works best when both buyer and seller have no chain.

I did it with no chain and it worked out fine. But I'd be more worried if I was in a chain
