House prices in Telford

House prices are meant to be falling but it appears that they are increasing in Telford but it’s hard to be sure, does anyone have any idea what is going on in this area?

houseprices.io shows a lot of red (real price falls) for sales completed in June (typically offers agreed around 5/6mo prior) for Telford.

However, the housing stock looks cheap (to my eye) and that is perhaps attracting more price-sensitive buyers into the area. That could be supporting prices.

Generally, the North is faring better than the South, and Telford probably squeaks into the North?

I'm only guessing.

I live kind of nearish to Telford but go in pretty often. Asking prices are rising slowly but very little is selling, even more so in the upper brackets. There are a lot of recent arrivals from the South who have moved in since lockdown which has pushed up prices for the moment. For some of the nicer places the estate agents seem market them with a "London price" to see if they get a nibble but if not they discount pretty quickly. The job market is still pretty strong in Telford and house prices were historically low so it does look like they are just catching up with nearby towns.

Knowing a few the people who have houses up for sale in Telford, I would try cheeky offers as the market has stalled. If you get someone who needs to sell fast they may take the hit and agree.

What is your budget and what sort of place are you after?

The only people who can confirm that are EA's. I'm not an EA so I could only postulate, as I did.

Try watching the UK Property Market Stats show and checking the data for your region. And then you might perhaps ask a local EA who has access to the town stats to advise you.

Rightmove is showing plenty of supply for Telford and PropertyLog is showing plenty of price drops.
