Hello, viewings properties for the last 6 months now..started with petts wood but everything we liked seems to be really expensive, probably we are at a stage where we just want to make an offer. Saw couple of properties on Repton road in orpington (14-15 mins walk to station) but not much idea of the area repuation wise. First kid is on the way so probably primary/nursery would be more imp at this point. Any feedback on the Repton road or nearby area would be really appreciated! Thank you!

I lived on repton road many years ago. It’s a 15 minute walk to the station so great for getting into London Bridge/Cannon Street. Good drive to Gatwick too and you get a decent sized house for the money. No idea what it’s like schools wise.

but I hated living there. It’s a boring area with no character or soul, the high street is rubbish and you have to drive everywhere. Bromley is the nearest place to go shopping and it was a dump as well. I got really depressed and sold up and left!

Orpington has two very good selective state secondary schools (Newstead Woods for girls, St Olaves for boys) and a hospital. The high street is improving slowly but very limited and not unexciting and it's not great for pubs or restaurants. Good for transport and trains though.

Thanks, do you live near Repton road? Is it considered a good area? House prices for 3 bed semi are around 700K now on the road.

How is the road overall? Just trying to make sure it is not towards any rough area that i am not aware of.

In urban, and even some suburban areas I find these maps can be incredibly misleading as they don't really distinguish well between roads, lumping big houses in with blocks of flats because they share a postcode. They also factor in some odd things that may not be relevant to you or others.

Check the Met Police crime map.

My experience of that road is limited but it's close to St Olaves school where my son went. It seemed fine. I guess depending on which side of the road you live you could back onto a railway line which could sometimes be an issue.

At least it aligns with my perception

St Mary Cray is relatively rough, while the rest of the places are pretty decent.

You can check the recorded crime map for Orpington here. Going through a few months, it looks fine https://www.met.police.uk/area/your-area/met/bromley/orpington/about-us/crime-map
