I enjoy these posts as they help me understand market perception of properties I'd be considering purchasing, hope they are also fun for you :)
For those not familiar with the area, this is a lovely residential area in SW London/Surrey border with great schools, transport, amenities, safe, near a lovely river walk etc. And because of this, very expensive :)

What do you think of this? https://www.rightmove.co.uk/properties/136368815#/?channel=RES_BUY

I am not sure about being lower ground due to limited light and also, for some reasons it feels less safe? Location is as good as it gets though and I like the flat too.

Check out this 2 bedroom flat for sale on Rightmove

2 bedroom flat for sale in St. Andrews Square, Surbiton, KT6 for £559,950. Marketed by Dexters, Surbiton

@HolyParc the cheapest detached house on Rightmove in Surbiton is 500k

https://www.rightmove.co.uk/properties/137836322

Lovely Victorian detached for under 700k

i appreciate that you want to live in a specific part of Surbiton where the do cost 1.5k or more, but my point was that I would choose a bigger detached property over the most expensive area. That is clearly possible within your budget, but it’s just not what you want and that’s fine.

Horrible locations. That's reflected in the price.

frippu · 21/08/2023 12:24

I'd like to live in Wimbledon village but we all have to compromise!

I would favour a house in this economic climate over a flat unless you are very young/will have big wage increases. Or if you are happy to stay in a flat & don't want to move up the ladder then go for the flat.

HolyParc · 21/08/2023 12:24

@PrimarilyParented appreciate your help but you clearly don't know the area. This isn't actually in Surbiton (annoyingly EA list it as such). It's right on the A3 in a horrible position and not actually in Surbiton, I wouldn't want to live there even if I was gifted a detached house - we are talking different worlds.

frippu · 21/08/2023 12:25

That's got loads of potential.

That's overlooking a four lane motorway. Awful location.

I think some of the people posting alternatives don't know the area/how much difference there is in properties half a mile apart in London

It's Surbiton though, in half a mile it doesn't go from bougie to hellhole!

Half a mile in Surbiton makes a huge difference.

HolyParc · 21/08/2023 12:26

@frippu link doesn't work - and anyway, I don't have £700k!

I wouldn't buy anything in London, I moved to Somerset where I can buy a mansion for that money.

🙄 yes Tolworth is not trendy or middle class but it's not horrible. I mean the 2nd house is under offer at 685k.

frippu · 21/08/2023 12:27

@MNetcurtains to hellhole areas?

That's the A3. Horrendous location! And it's definitely Tolworth (or Hook to be precise)

Sure you can, but it's a mansion in Somerset... Not London. Why do you think there's such a huge price discrepancy?

It absolutely does! and there is a reason why there is such a MASSIVE difference in price - I certainly wouldn't want to live next to the Tolworth A3, it's horrible

@MNetcurtains to hellhole areas?

Define hellholes. Not warzones or slums, but definitely undesirable in terms of neighbourhhood.

I don't get these comments - my life, work, friends are here, I have zero interest in Somerset with all due respect so why would I even go there?

frippu · 21/08/2023 12:29

yeah i wouldn't go for the one on the A3 but Worthington road is fine

Any house on a A road is going to be significantly cheaper than the rest of the area. I'm not saying you should buy that.

chipshopElvis · 21/08/2023 12:31

I lived in a similar flat in Surbiton some years ago and loved it. I didn't find it too dark cozy in winter and cool in summer. It looks fab to me!

If I'm not mistaken, St Andrew's Square is where they have the annual foodie festival.

frippu · 21/08/2023 12:34

Worthington road & Douglas road are not massively undesirable. Houses have sold their recently for over 900k.

Clearly we have different definitions of desirable 🙄🙄

frippu · 21/08/2023 12:35

Not that the OP can afford those hotbeds of crime 😆

frippu · 21/08/2023 12:37

@HolyParc are you happy to stay in a flat forever? do you plan to buy a house? If you do want to eventually own a house in Surbiton unless you are very young or will see big salary increases it won't happen.

HolyParc · 21/08/2023 12:39

@frippu the detached house in one of the links wasn't on Douglas Road, it was right on the A3. As I said above I couldn't open you link.

Agreed, but St Andrew's Square is walking distance of the station and high street, has loads of lovely restos etc. on the doorstep. Location, location, location is what you're paying for there. Worthington is borderline Surbiton/Tolworth.
