House issue before exchange

So, after a lot of stress getting to this point, we’re due to exchange next week and complete the week after.

We woke up this morning and the back bedroom smells of damp, the kind of foisty smell you get from wet plaster. No signs of a leak or water anywhere. What do we do?

Do we keep quiet and continue on with exchanging (which I feel uneasy about) or let our solicitor know and potentially lose the buyers/cause a further delay to the sale?

Presumably if there is a serious damp issue it would have shown up on the buyers' survey, so I don't think you are obliged to disclose anything at this point.

If the smell has come up suddenly then I'd try to get to the bottom of it as it may be that something has started leaking from somewhere? And yes, as the PP says, ventilation is key.
