Buyers asking for £60k off just before exchange

Just as the header says. Suddenly wrote us a long letter ranting about interest rates etc, and asking for a huge discount.

We live in an area where property is scarce and holding its value ATM due to that. Told agent to tell them where to go. I am furious as we will lose our dream home.

3 surveys plus boiler, gas and electric surveys. Three viewings of 45 mins. Random emails to the agents requesting viewings with an hour's notice at a time when our 3 year old would be getting ready for bed. Calling the agents daily. Long essays about...who knows what as noone can understand. Argh!!!

Wow, you actually think it’s unreasonable for a buyer to do boiler, gas, electric surveys for their own safety… you deem this a nightmare? Three viewings when they are making the biggest purchase of their life is a problem for you?

You havent lost your dream home. You’re choosing to let it go. Your home is overpriced anyway, hence why theyre asking for the £60k reduction. Good buyers imo.

You clearly have no experience of house buying and selling so why are you even giving your opinions of a process you know zero about?

Not normal to YOU because you want to risk living in an unsafe shithole. Buyers today are a different bunch, they want different things, and know what they want, even scrutinising EPC certs. If you’re not ready for that don’t sell. This is happening more and more and rightly so. And what experience do I need exactly lol?? Buying and selling shoddy homes lol? That’s your area clearly. Some of you sellers losing homes because of pride rather than logic and crying about it waaaaaaah

It's not normal behaviour and no, I don't live in an unsafe shithole. I haven't done that since I was a student.

Your lack of understanding is so apparent. Buyers aren't a different bunch today, they want a good deal just as buyers always have done and yes, it's a Buyers market so they have a bit more power than in a Seller's market. But behaviour still has to be reasonable on both sides (buyer and seller) or the deal won't happen.

Buying and selling houses is not "my area" it's just something I've done in order to have somewhere to live as I've moved around over the years, we can't all live at home forever or in student accommodation

@whyisitallsohard With all due respect, stop commenting the same stuff multiple times on the same thread and being so aggressive about it. You have already had posts removed for breaking the talk guidelines across these threads.

You have made your point- which a number of posters have respectfully disagreed with- even though you have been overly aggressive across these boards. You are doing yourself, and any arguments you make, a disservice by acting in this manner.

Additionally, as I have said previously: the market is not one homogenous thing. Even people in the property industry think this.

You know nothing about the market where I live (as only a wide geographical approximation has been given), the circumstances of us or our buyers (other than that information that has been given) or anything that has happened since as I haven't shared how things have turned out yet for a variety of reasons (though will do so when I can).

Please share your qualifications to speak for all buyers in all markets across the country. Additionally, it would be great for you to be clear about how many times you have bought and sold and any other experience or qualification that you have, so that we can understand how deep your knowledge of property transactions is, and why it beats that of professionals with local market knowledge.

If you have the expertise in this area, I am sure you would be glad to share this information.

I promised an update, and here it is...

After the buyers dropped to 17k, we said no, and threatened to relist. Realistically, we were going to hold off for a month or so when things picked up. They then came back with £5k, and we decided to go quiet.

In the background, we had asked for a reduction on our forward purchase after the survey, which had never been responded to. After speaking to the chain, this was swiftly agreed, and we ended up settling £5k under their offer as the property we are buying is somewhat unique and rare.

After two weeks of attempted exchanges, lost of pushing on our part (the rest of the chain was...painful) and a move in completion date for a variety of reasons, we exchanged today and move soon!

Not the most exciting of endings, but we got there in the end.
