Vendor hasn’t instructed solicitor

I have had an offer accepted on a house a week ago and I spoke to the estate agent yesterday and found out that the vendor has not yet instructed a solicitor as they are looking at quotes.

Am I being impatient or am I right to start feeling concerned? Instructing a solicitor can be done within hours. I might just be on edge as the previous property we tried to by the vendor pulled out after changing their mind after a month.

Firstly, there are lots of rubbish ones out there and it takes a while to sort getting one you feel you can trust. I was about to instruct one and got a form to fill out, on the footer was something off-putting like 'we are very busy, let us get on with our job and don't bother contacting us for eight weeks' which made me wtaf and have to go back to four other options.

Secondly, they need Several hundred pounds straight away. If you are not one hundred percent convinced your mortgage will get approved and the house will not be undervalued, it's not always wise to start spending money right away.

A week is not too much to worry about. I’d be more concerned if they went with the cheapest quote and ended up with one of those online conveyancing firms which in my experience hold things up by many weeks. Hopefully they are doing their research. My sellers took a few days to appoint but they chose a very efficient local firm and the whole process was very slick.
