Hi all,

I am thinking of moving next year with husband and 2 year old. We currently live in Rainham, Essex and would like to move to a nicer part of Essex. I still need to commute to London, so I think I would commute from Witham and no further up ( due to travel cost ) I don't really want to move to Witham, but a surrounding place that I can drive to the station. I don't want to be rural, but somewhere nice my son can have a good childhood. I am prepared to move again later on for secondary schools, if need be, so this will just be for the next maybe 6-8 years. I just want me son to grow up in a nicer, safer place. I think budget would be around 450k. Any advice or recommendations would be

We viewed a couple of properties there which we liked, but when it came to it, it wasn’t the right situation for our jobs at the time as both DH and I did “on call”. We liked that it was close enough to Colchester for trains, theatre etc but also was a large village with decent shops, local groups , couple of supermarkets, GP and facilities eg leisure centre. Not sure it still has a bank though.

@Furries thank you for the info! I unfortunately do have to commute 4 days a week, sometimes 5. I have to get into London and then across. Looking for a 90 mins commute max. I’m currently on an hour but will stretch the extra for the right place. @StarbucksSmarterSister I don’t actually know anyone that lives in Colchester, it’s just people online, obviously I take it with a pinch of salt as Colchester looks lovely! I’m from Kent, living in Rainham Essex so this is all new to me. @Gomez15 I too like to be In walking distance of some amenities, but also like the look of a large village / small town. I don’t mind driving to station 10/15 mins In the morning, but I would hate to regularly get gridlocked. @Daisymay2 what did you like the look of tiptree? From all of the research I am doing, it seems one of the best suited as I want a place with a few supermarkets to choose from and there a few primary schools, maybe maldon might be the same. I want to be able to have things quite close but still be far away from the London mentality. Such a difficult choice! I appreciate all your input x

Hatfield Peverel to Liverpool Street is 40 minutes. Also there is usually lots of room in the car park.

What about looking a little bit further out like Sudbury. you’ll get more for your money, it has a regular train line to Marks Tey which is very quick and you can then change to Liverpool Street. It’s a small market town with plenty of amenities in the town including all the supermarkets you could want, leisure centre, lovely river and countryside walks. Also not far to drive to Colchester. Definitely worth a look.

Sudbury is lovely and if i were to move it’s where I would go. However, OP is looking to restrict the journey time as she needs to go further on in London. The frequency and reliability of the Sudbury/Marks Tey branch line would put me off recommending moving there. DH commuted from MT and acrossLondon and journey time often 1 hr45 to 2 hours.

Seriously I wouldn't consider anywhere on a branch line. It's bad enough going direct from Colchester. I don't want to put you off OP but if you need to get across London from Lpool Street it will make it a very long journey indeed.

@RuthTopp there is nothing, I have never been. At the moment all I am doing is research and online it just advises that is a bit sketchy, but everywhere has a sketchy part, and it can’t be more sketchy than Rainham ( current town ) would you recommend Witham?

I like it , live on the moat farm area , look out into a lot of greenery , train station within easy walking distance , likewise town . Your sat between Chelmsford & Colchester off the A12 . Easy access to most places etc.
Would be interested to see if others agree or not.

From everything you've said, my first thought is Hatfield Peverel or surrounding villages. But I'm not sure your budget will go far there.

Colchester has always been a bit of a mixed bag, but it's undeniable that it has gone hugely downhill in the last 10 years or so. Crime, anti-social behaviour, county lines drug dealing. Lots of trouble in the town centre when the pubs and clubs kick out. It's such a shame because some of the surrounding villages are beautiful and Colchester itself has so much charm and history. But if you don't need to live in Colchester itself and can just use it for shopping and leisure (although even that is not what it was) then it shouldn't be too bad. Honestly though, it's not somewhere I'd feel comfortable having my teenaged boy growing up now.

Tiptree is fine, not particularly beautiful or exciting, quite a lot of post war housing stock, but nice countryside, Thurstable school was decent last time I looked, nice community feel, if a little cut off. You'll spend a lot of time driving teens to Colchester or Maldon as there isn't a great deal goes on in Tiptree. Not the easiest place to commute to London from.

Hatfield Peverel is a lovely civilised place. Almost all of it is very pleasant, there isn't really a 'rough' bit. It's walkable to the station from most places in HP itself. Anyway closer up the trainline to London is probably going to be out of budget too. No senior school so you'd end up in either Witham, Tiptree, Sandon or Chelmsford.

Witham is more mixed, but the nice parts are lovely and it has a great little high street for most of your needs. I'd rather bring up a teen in Witham than in Colchester.

Maldon is a great little town. Really pretty, lovely high street, nice community. Driving to the station will be a pain, but if you only have to do it four days a week, perhaps not too bad. It's more affordable because it's a bit cut off on its own, a bit like Tiptree. If Maldon seems a bit far look at Heybridge as it's a bit closer to Hatfield Peverel Station but still close to Maldon for amenities.

Coggeshall is really lovely, and Kelvedon is nice too, train station at Kelvedon. Honeywood school always seems highly sought after, but I am not sure there would be much in budget there.

Manningtree is lovely but that's a much longer commute. Although if you can be reasonably near to the station so saving money on parking and petrol, and get one of the fast trains from Norwich it may end up no longer or more expensive than having to drive from Tiptree to Witham or Maldon to HP, in the end.
