Sales progression post offer agreed

What would you expect the estate agent to be doing in terms of sales progression please? They have assigned an individual to focus solely on this after we accepted an offer on our property. I don’t feel they are earning their money in this respect and in some cases are confusing the situation. It feels from their actions like they’re working for my buyer! Looking to see what other’s experiences have been please before I make a complaint. Moving is of course very stressful and I feel like this person in making it even worse ☹️

I think they should be on the ball with where both sides are in the conveyancing process. They should be giving you at least a weekly update on this. They should be ensuring that your buyer is on track with everything they need to do - eg. arranging survey, making sure mortgage application is on track. They should also be managing the buyers expectations. You are paying them a lot of money to sell your house and they need to be working for you to make that happen. Finding the buyer is only the first part of the process. If you don’t feel they are helping to progress the sale forwards then definitely discuss this with them.

Keep in touch with both sets of Solicitors, purchaser and vendor. Chivvy people along when they are holding up the chain, and act as an intermediate between all 4 parties involved.

What are/aren't they doing to your satisfaction?

Thanks for your inputs. This is exactly what I think they should be doing. But we’re not getting regular updates from them. In fact I’m the one keeping them informed of progress.

Every now and then she will send an email to all parties saying ‘are you ready to exchange yet?’ when she knows there have been issues at both ends of the chain.

The latest thing to infuriate me was the suggestion that we pull out of our onward purchase and go back to the place we were originally buying as we are ‘ready to exchange’ now. a) our buyer is not ready to exchange as there are Land Registry issues to resolve and b) the original house we were buying is still in the middle of a chain with no end at the top as the people there haven’t even found a new place to buy after being gazumped. But she thought that would speed up our sale…

When I pointed this out to her she pretended she didn’t know about the issues with that part of the chain (how?!) when I’d keep her fully informed.

She’s also just told our buyer that our onward purchase is going to take 12 weeks, when actually we’re looking at 4-5 weeks (buying chain free). Luckily we know our buyer and they know she’s talking rubbish.

What I don’t need from her are emails saying she doesn’t think our buyer will wait for us (when she hasn’t even spoke to him) when he’s not ready to exchange yet either!

I’m going to write out the timeline detailing the ‘support’ she’s given so far and make a complaint.

No, doesn’t start with B. Not great that there are multiple people like this out there ‘helping’ us 😕 Mind you, people I thought were competent, including solicitors (luckily not ours, who are great) have turned out not to be - have lied and covered up ineptness and mistakes.

Not quite the same situation op but I'm a FTB buying an empty house so basically no chain. Our sales progresser has been terrible. I have been calling and calling to find out why the seller hasn't filled in the initial paperwork for her solicitor but apparently they haven't spoken to the seller since they accepted our offer. We are nearly 10 weeks in. Maybe call her and find out?! But no.
