We moved into o a house in September 2021 and within a year of moving in it became apparent we had major issues with the roof. I got out a competent roofer with lots of experience and good reviews and paid him for a major repair costing over 3k plus lots of other upgrades that the roof was in dire need of totalling around 10k for 5 bed detached house.
This week the roof has started leaking again at exactly the same point it did previously, in the adjoining corners of three rooms. I have called the roofer and he said he’ll come tomorrow to take a look and if it’s from the work he did it’s covered by his 10 year guarantee but he said it could be something else.
How likely is that? Either he misdiagnosed the leak in the first place, although it stopped after he’d carried out the work, or something has gone wrong with the work he carried out (there have been bits of mortar flying off the roof in heavy rainfall where he fixed it), or it’s a completely different problem and it’s just a massive coincidence it’s in the same place.
I’m really worried he’s going to go for the third option and present me with another huge bill I can’t afford. And I can’t get on my room to assess things for myself. I can’t even see that part of the roof from the ground. I haven’t got any more money to spend on the roof. I think the problem is a valley between the original house and the extension. He did replace the mortar in that valley but as I said it’s been flying off.
