How much do you generally expect to knock off listed price?

It really depends on the price of the house (I.e a £250k house or a £1.5M house!) and the condition. A house is only worth as much as anyone is willing to pay, so it depends on the competition too. You may get a house £10k under, or it may go to a bidding war and go for £10k over!

Most people expect to be knocked down a bit. EAs usually value with that in mind. How much depends on the value and desirability of the house, local market and how long it's been on. Also depends on the vendor's situation and desperation level. I've always started at 10% if it's been on for a few weeks. EA in our family says that's about standard at the moment as most vendors are aware of the dire market predictions. They can only say no. Might be different if it's your dream house that you can't risk losing.
