How long to leave offer standing

I've made an offer on a property, the first offer was rejected as expected and I went back with a revised offer.
Was told the Vendor wanted to sleep on it.
I was expecting to hear back yesterday, but nothing.
Called the agent today, asked for an update so I at least knew where I stood but they said they haven't been able to get hold of the Vendor.

I'm just not sure how long to leave the offer sitting.

Just move on. Assume the offer is being rejected and look elsewhere. No need to wait on a tardy vendor. It's a buyer's market.

Leave until Monday 12pm and then if you hear nothing then you either nudge or you withdraw the offer.
If they are this laxy-daisy about an offer, you can imagine what they’ll be like when the sale is going through

You haven't got to withdraw an offer. You are not bound to anything by making an offer. You could offer on 20 houses tomorrow and see who comes back and select one. It may not be good form but it's the truth.

Thanks for the replies. Good to know. I'm FTB so clarity on the 'rule's are helpful.

Don't want to mess anyone around and will only offer when I'm serious about the property - but didn't know if it was usual to be left waiting so long for a response. If it's a 'no' at least I know where I stand!

Just to be clear. I assume you're offering in England or Wales. The Scots operate under a different law but you'd probably be aware of that.

We had this 4 bloody times. Aside from one time where the vendor was away for a few days it was always a way to use our offer to generate interest/leverage. Be firm and don't be left hanging for longer than a day or 2. Nobody is not taking calls about their house they're selling or not leaving EA's instructions in absence.

How long has the property been on the market, and how long ago did you make your offer?

flipent · 05/08/2023 10:02

I am in England.

House has been up for a while and the agent has confirmed there are no other viewings booked and no other interest currently.

I offered two days ago.
