Replace bad extension

In the process of buying a house and the survey said that the extension has been done pretty badly and should be removed. The extension is in the side return but no load bearing walls have been removed. It seems like the old doors and windows have been removed and then internal flooring has been laid and the extension is primarily timber.

If I wanted to rip down the extension and do a full side return extension including removing the load bearing wall, would this be cheaper, the same price, or more expensive than if the current extension wasn't there?

I can't even work out whether the current extension is legal. There are no doors separating the extension and the boiler is inside it but it seems more like a conservatory to me as it is made of timber and a bit of double glazing.
