It’s basically just land and planning permission, so I can’t understand why they have those interior photos? It’s not like anyone’s ever going to sleep in that bed again…

You’re not buying the house. Imagine you buy some land for 2m, you spend 1m building and you sell for 4m…. That’s what you’re buying.

You could get about 30 new builds on that land though, pp permitting.

I don’t know the in and outs but if you knock it down it’s a new build
if you renovate what’s there think you can claim vat back on renovating but not in new build

Other way round. You don’t pay vat on a new build. No one will renovate that.

Ahh knew there was something there was a shell of a house near us that they didn’t flatten as easier to sell

last guess must for planning if existing property on site rather than bare plot

3 acres 🤔 a new build estate I assume. No idea what the chances of planning permission would be like though. Those photos are a bit sad tbh, looks like it's full of the last owners possessions all left there to rot.

Some estate agents have drones, don't they? Is it possible the upstairs pictures were done by a drone? Though why you'd bother I don't know.

They've also gone to the effort of producing a floorplan.

They have 203 properties on rightmove. That’s a lot of effort for a spoof.
