Anyone else trying to sell their house?

How many viewings are you getting?

Fourth time on the market in 9 months due to multiple chains falling through and feeling very disheartened. This time we've gone on at a 50K reduction from our previous asking price (which we achieved multiple times) but we recognise that the market has changed.

Despite a massive reduction viewings seem really slow. We've had 4 viewings in just under four weeks and one second viewing, but no offers.

How is everyone else getting on? Is it just the market at the moment? I'm trying to tell myself that it's the mortgage rate rises and the summer holidays.

We can't afford to reduce again as we won't be able to buy. House prices in our area aren't coming down as quickly as we've reduced.

We are in Surrey. Thank you!

Still, better to get £151k on offers over £150k, than what ours are trying on, £180k on offers over £200k (valued at £215!) 😩
I am going t back to cleaning, they are coming here in a couple of hours, although I feel like I don't really care!!

Very true. I wouldn't be accepting the 180k if I were you! Especially with it being valued at 215k, thats a huge difference. Ill keep my fingers crossed for you. Let us know how you get on 🍀

Best thing is, I told them we are an amazing deal last time, not sure why they thought we are desperate to accept further 10% off!!
Honestly I can't be bothered with them..

I feel your pain. It's horrible having to keep cleaning the house for potential buyers who have already made an insultingly low offer. Been there, done that.

In the end it actually worked out ok for us (last year) and we did manage to find a price that was higher than they wanted to pay and lower than we wanted to accept but we did a deal. All credit to a good EA actually, for making it happen.

Here I thought I was smart dropping the price to be competitive, instead this happens! Summer 2023 will be known as Summer of Cleaning in our family 😆

It's a risk but then again, any buyer can decide at the last minute to drop the price. There are things you can do to mitigate the risk like getting the EA to tell them from the outset that you 100% won't be dropping the price so they will be wasting their money if they proceed on the basis of anticipating that they can knock you down at the last minute.

They know now that they have to offer over 180k and are still coming for a second viewing so cross fingers they will offer 200k.

So we got an offer today! Unfortunately it was a cheeky one. Ours is offers over 150k (valued at 165k) and they offered 151k 🙈 They haven't even viewed the house which is odd. Good news one of the couples who came yesterday were quite keen. They have a mortgage in place, are ftbs and just looking for the right place so fingers crossed. Someone else's mortgage advisor also got in touch with the EA and just waiting to hear back. Another person came this afternoon and after only making the appointment this morning. Also likes the house but has two teenagers with double beds and she's not sure if they'll fit in the 3rd room. I dont think it will either but she's gone away to check measurements. So no concrete offer as yet but I am feeling more positive than I was the other day 😁

Noodles this great news!!! Hopefully you can negotiate that offer up...

Ah @Potaytoe5 I totally feel you. Let us know how the viewing goes?

Would you consider changing your guide price to 'offers over £200K to make it clear that's your minimum price (if that's what you need to make moving worth it?).

That's what we've done - worked out how low we could possibly go, put it on for that and our 'offers offer'. Not sure whether that's the right strategy but we can't afford any lower and wanted to upfront from the outset and discourage cheeky offers.

The house we chose to buy had an annexe which we were going to use as accommodation for our adult daughter, who has some disabilities and will struggle to live fully independently. She had seen it and was quite excited about it. Our buyers messed around for weeks and then finally pulled out :( I would reduce our price again if I thought it would help, dh isn't so keen. I don't think our onward purchase would reduce much (they took a week to accept our asking price offer, and the house is 3 people's inheritance).

Argh I'm so so sorry. It's awful isn't it? It's too easy for people to pull out last minute. What are you doing at the moment? Do you have an offer on your place or just thrown in the towel?

Yesterday I text my husband "house spotless again for the next lot of time wasters" haha the constant cleaning and tidying does start to grain on you.

I really really feel for you all - moving is such a stressful horrible emotional expensive experience.

I moved a week ago today after 2 years on the market. Initially I sold on the open day at full asking price but the buyers pulled out 3 months into the process.

I put it back on the market last November and accepted an offer in February for £35k less than asking. But - on the advice of the agent, I put it on for a higher price than the first time so even though I accepted a low offer, it was still more than what the first buyers offered.

I honestly think that it was the estate agent that made the difference. She couldn't have been more different from the rubbish agent I used first time round. She was full of good practical advice, great staging ideas, very open and honest and very hands on. If I ever move again (I'm NEVER moving again) I would 100% use her so my biggest tip, after all the obvious stuff, would be choose your agent carefully!

I hope you all manage to get through this process, and that all your efforts and hard work pay off. Good luck :)

@Permanentlyfrazzled we're back on the market. Had 3 viewings in the past few weeks but no offers. We thought one couple were interested, they said they were cash buyers - but no offer has materialised! Argh.

I think they were trying it on!
I made sure to repeat we are not accepting anything under £200k, but the dad was very impressed with it and said pictures don't do it justice and that our house is beautiful!! Tbh it really is, when it's tidy (so not that often)!

Keep your fingers crossed they come back with something reasonable and wish us luck with negotiations.
The only thing they want to check is the roof which I said they can come back to check. I am a bit worried as we have no idea what state it's in!
We only ever did patch up jobs.
Am I right to assume a whole roof on a semi costs about £5k-£8k? Trying to imagine worst case scenarios...!

Sending positive energy to all of you and hopefully some serious buyers!

@paddingtonbear1 We had one person say during the viewing she loves it and she's going to instruct the EA she's putting in an offer, only for the EA to tell us she doesn't like it because it only has one bathroom!!
Which shows on the floor plan, clearly!!
Some people are a bit 🙄

Still beats the kids who ran straight into my daughters room to rearrange the toys. Bigger kids, aged 6 and 7, not some toddlers I could excuse.

That's great that the Dad was so enthusiastic about your house! But a bit of a pain that they want to get the roof checked before making an offer 🙄

I don't know the cost of a new roof on a semi. I know my daughter was given the quote of 20k to replace the roof of a huge Victorian house but that was in London (she only owns the 1 bed flat at the top btw not the whole house! The house has been divided into 4 flats)

I expect prices are cheaper outside London. Also, you shouldn't have to shoulder the whole cost of a new roof. Though if the roof needs replacing, that is something that will be picked up by a survey and could be used to knock a few grand off. Hopefully the roofer they use will say the roof isn't in too bad a condition. Even if it is, you could still stick to not accepting under 200k as that is a good price for your house.

@Twiglets1 yes it is very annoying!! I know it has not been completely replaced as well, only patched up.
I am slightly concerned they will turn around and say 'we can give you £200k, minus £8k for the roof, minus £3k for the gutters'! Or something like that!
It is clear they really liked it but as much as we've done lots of work, we haven't replaced every single thing.
I just found our home report from when we were buying and it's full of red '3' 😂! Yet the price was deemed reasonable and we ended up paying asking price for it!

We've had 2 viewings since we relisted last week but no offers, no signs of any interest since. I messaged my EA who said they've not had much interest at all for any listings. I'm so desperate to move I'm trying not to get myself down about it (being very dramatic I know!). We originally sold back in March after only 2 days on the market but I think that was a total fluke looking back.

There's a new development near us and I was wondering about Part Exchange, just want someone to buy this house!!

Oh also, they apparently have a friend who is a roofer, so I am not sure if I would trust their assessment 100%! Depending on what they come up with, we'll come back to our roofer and ask.
It does look like they're going to be a pain to deal with though, doesn't it!
I just want to stop staying home to clean and go out with the kids a bit more D:
