Anyone else trying to sell their house?

How many viewings are you getting?

Fourth time on the market in 9 months due to multiple chains falling through and feeling very disheartened. This time we've gone on at a 50K reduction from our previous asking price (which we achieved multiple times) but we recognise that the market has changed.

Despite a massive reduction viewings seem really slow. We've had 4 viewings in just under four weeks and one second viewing, but no offers.

How is everyone else getting on? Is it just the market at the moment? I'm trying to tell myself that it's the mortgage rate rises and the summer holidays.

We can't afford to reduce again as we won't be able to buy. House prices in our area aren't coming down as quickly as we've reduced.

We are in Surrey. Thank you!

How are you all getting on? I can't remember the last time I posted but back in August we finally accepted an offer for our house. The same day another viewer was coming back for the second time with the intention of making an offer. We went with the first one as they were first time buyers and the second still had their house to put on the market. They offered 5k over the asking price but 10k less than the home report value. The sellers of the house we offered on had been waiting for us for months and as we were relocating we just wanted to get on with it. Anyway we moved in on Friday and absolutely love the new house 😁 It needs an awful lot of work but we don't care. We are just happy that it finally worked out.

Three more viewings booked in for this week, one of whom has already completed so I’m crossing my fingers they want it as there’s no chain above me either, it could be so simple!!

@XVGN I would but I need to get one of those first! 😂 My area isn’t one where many people would actually be in that position.

My house isn’t the issue, I’ve consistently had about three viewings per week since September, but only about three of those were actually in a position to buy it. One of them offered, raised to asking price, I accepted and then they pulled out.

We changed agents and reduced the price, twice as many viewings in 4 weeks as we had in 6 months but no offers, the feedback never gives any insight into why people aren’t interested which for me is the really frustrating thing, I know it’s often just not what you want but if there’s a particular reason people choose another property it could be helpful in selling

So far so good with our no chain cash buyer - she’s booked a home buyers survey for next week and her solicitor has the contract pack 🤞🏻🤞🏻🤞🏻
We have been told she’s motivated and we could exchange before Christmas and complete 1st or 2nd week of January.
if it all happens that would be amazing.
@Hijinks75I agree it is frustrating when you don’t get feedback after a viewing - even negative comments help the seller understand what’s happening. Hopefully the right buyer will come along and make an offer. We sold to someone who came back after first viewing 4 months ago - so you never know.

I accepted an offer on my place in late August, offered on a house in my dream area, everything was going smoothly, done all surveys, gas&electrical reports, checks, mortgages, everything was ready to go. So when i got a call from the estate agent last week, I was sure it was to set the exchange date but no… it was my buyer pulling out 😵‍💫
I am back on the market and had 3 viewings already but it’s just so frustrating and disheartening. Praying for a cash buyer

@Hijinks75 Has your EA been able to give you more general feedback on your local market? For example, what types of houses are actually receiving offers at the price you are looking for? Not saying this is what is happening but if your house is a 3 bed listed at a certain price, but all the 4 beds are accepting offers close to your price even if the listed asking price is higher, that gives you an indication of if you're priced correctly. Similarly if there are buyers looking for your type of house but their budget is lower that also tells you something. In a buyer's market the goal isn't to just let these buyers go off to some cheaper area, it's to figure out how to make a deal where you get their money instead of someone else.

@Floopdifloo Have you had an conversation with any of these non-proceedable buyers to find out if they are getting any offers at all? It could be they are rejecting offers because they aren't high enough to meet your asking price. Finding several buyers that love your house is fantastic in this market. It might be worth an open discussion to see if there is any way to make the numbers work (if you both take lower offers) to complete the chain.

@Sarah1217 , it’s quite strange where we live, houses that have fewer bedrooms and smaller plot sizes are selling at prices above what ours is on for, ours is a 6 bed detatched, following an extension many years ago,but is priced at or less than many of the 4 beds, there have also been other similar sized properties to ours which have sold, one buyer said they were looking for a property they could extend, they were a family of 3, we actually have ample room to still build on if needed, others have said they really liked the property but put offers on others and as I said it’s the trying to find why that’s frustrating

@Hijinks75 It's hard to say without knowing your house, but I think houses that have extra bedrooms don't necessarily sell for more once you get to a certain point. Where are the extra bedrooms, are they all a decent size, and is the balance of bedrooms to ground floor living space right? How does the layout of your house compare to the houses that are selling?

I often see houses where there are two bedrooms in the loft. I would pay more for a loft that has been converted because it means the work has already been done, but having a loft that is divided into 2 bedrooms rather than just one doesn't offer any additional value to me so I probably wouldn't pay more for it.

It could be there aren't that many big families in your area that need 6 bedrooms so they aren't willing to pay a premium for it. I imagine gardens are probably the same. Depending on how large your plot is it may be that while some people like a big garden, at a certain point it's diminishing returns, or it's so big it becomes a hassle for people to maintain.

Its so hard to know isnt it @Frauhubert- one has to assume that to pull out at such a late stage when everyone has paid for basically everything it has to be something serious, but like you say who knows!

Fingers crossed you find another buyer asap- is your seller holding on for you?

@sweetpickle23 miraculously my seller’s EA called me on that very same day saying that the seller is asking for more time as they are struggling to find rental in another city they are moving to so… not all lost eh

Cash buyers are likely to be very value focussed now, are you prepared to drop price to sell?

@Sarah1217 purely for context, built extension on side of original house, two extra double bedrooms and additional bathroom, large family room underneath, original house, living room, dining room kitchen, two double bedrooms, good sized single one small single, dining/ kitchen easily converted to single open plan room if wanted and integral garage which could also be converted to room, houses within four hundred yards are selling, four beds, smaller rooms, we know because we looked at them before buying ours, and sell for fractionally less or even same price as ours, so really can’t answer why ours just doesn’t attract interest as most looking aren’t wanting multiple bedrooms for numbers bur to use as office space

How's everyone getting on?? This thread was really helpful to me while we were waiting so wanted to update... we've accepted an offer on our house! 5k below asking, FTB, keeping everything crossed that it works out!! Been on the market since July and had agreed to take it off if we got to December, don't quite believe it! Now to go back to Rightmove..!!

Getting on quite badly tbh. Viewings have dried up a bit and still no offers. Need to reduce the price but that makes onward purchase harder

on the plus side, the “dream” house we offered on earlier on this year but lost out on is back on the market. Be really annoyed to miss out again

One of the many non-proceedable viewers became proceedable and I’ve accepted an asking price offer! There was continued interest throughout the whole time it was on the market, so I think it was well priced and perhaps those viewing had priced a little too high as they weren’t selling, a few took theirs off the market as they hadn’t had any interest.
