How many viewings are you getting?

Fourth time on the market in 9 months due to multiple chains falling through and feeling very disheartened. This time we've gone on at a 50K reduction from our previous asking price (which we achieved multiple times) but we recognise that the market has changed.

Despite a massive reduction viewings seem really slow. We've had 4 viewings in just under four weeks and one second viewing, but no offers.

How is everyone else getting on? Is it just the market at the moment? I'm trying to tell myself that it's the mortgage rate rises and the summer holidays.

We can't afford to reduce again as we won't be able to buy. House prices in our area aren't coming down as quickly as we've reduced.

Also in Surrey. On the market for a week and had open day (9 people, no offers), another person a few days ago who almost made an offer but couldn't make it work financially (planned extension). Another 3 viewings so far for next week.
We 'sold' at list price last year. Agent suggested the same, but I have mildly dropped it.
Interestingly, NONE of the first batch of viewers came off rightmove. In agent's words.. 'it's quite common at the moment'

Where did they come from if not Rightmove?

I put my mothers house on the market last week. We have had 10 viewings so far and 4 offers. One person hasn’t even viewed it and has made an offer. There are 4 more viewings booked in this weekend.

My neighbours just took seven weeks to sell, with 25k reduction. Six months ago houses in this area were being snatched up in less than a week at above asking.

Currently on the market in the SW. We have 3 viewings within a week and hoping we can find somewhere we like within budget, otherwise God only knows what we will do!

Yes we are.
viewings have slowed down to a standstill, 2 second viewings early on but no offers. I think we should reduce but DH wants to stand firm as summer is quiet anyway.
been on since late May and in our price range of £1.5-2m in this area, there are about 7ish things on the market and only one has sold that went on the market after us (and some of those had reduced). So I’m not sure if it’s price or just a very quiet market but either way it’s seriously getting me down as it’s a divorce situation and I need my funds out of the house so I can move out of rented.

My MIL put her (dodgily extended, with water issues) bungalow on for 775k and had 4 viewers, two bids, sold for 800k. Both cash buyers, in rental. This was about a month back.
Houses next door were wrecks too but second floors were added and one went for 1.4mil.
I guess it depends. In here, the village that's very desirable and you couldn't ever buy house because they just went, lots of reductions and about 20 on market, but all of them are 'odd' or overpriced.

Yes BOE rates likely to rise but mortgage rates are falling again. Hoping this is positive!

I think the worst thing about being trying to sell your house in a cold market is trying to keep the house clean in between spaced out viewings, not easy with a child and a dog! Although the house has never been so clean 😂

Couldn't agree more! Two kids and a dog and we've had over 30 views. House has been on the market two months. Two separate people we're interested but unfortunately neither could get mortgages. We reduced the price just over a week ago and had another 4 views last week and another booked in for Wednesday. An identical house in the next street sold for about 10% over the asking price just before we put ours on the market. I think its been very bad timing for us. The houses in this street usually fly off the market.

We're trying to relocate to a different area and have had an offer accepted for a house. The sellers are waiting for us atm. If we weren't relocating I wouldn't consider selling atm 😢

Popular town in Cheshire, now been on 9 months 50+ viewings one proceedable offer back in Feb (who's chain fell through a couple of weeks after we accepted) and a couple of unproceedable offers we didn't accept. We've reduced 7% since we listed. Will probably have to reduce again. In the same boat that the houses we want to buy (same area but bigger) don't seem to be coming down so may have to throw in the towel. :/

The EA are blaming the interest rate increases. There was one a couple weeks after we put the house on the market and I believe another to come in the next couple of weeks. We have a friend who works in a bank and he's basically confirmed this. The house in the next street (and also the same EA) went fairly quickly just a few weeks prior to us putting ours on the market. They're identical properties and the only difference is we have a fantastic view that they didn't have due to us being further up the hill.

We have had a couple of time wasters and someone wasn't interested because there are too many speed bumps on the hill 🙄 but the general feedback has been good and the price is fair. We've been here 16 years and its a great area. The houses have always gone fairly quickly round here. Its seems its been very bad timing and if we had put it on the market a few weeks prior it would have sold by now.

As for managing to keep the house clean and tidy, its a complete pain in the arse 😅 The longer it goes on the more im nitpicking at everything in the house and thinking is this the reason its not sold. The house is around 25 years old (so new build style) and a few people have said the bedrooms are too small. Its obviously something we can't do anything about. I have taken more of the kids toys out the rooms to make them look bigger but apart from that its like banging my head against a brick wall.

The tidying/deep cleaning is making me want to pull my hair out I have a very VERY high energy 3 year old and so much crap to tidy we're bursting at the seams (hence wanting to upsize). I had a viewing Thursday this week and one Saturday and the house was upside down again by Friday so a massive effort. (Eg I ironed the sheets for the guest room and tried to keep the door shut but my son just burst in and bounced on top of it whilst I was wrangling to get him dressed and brushed teeth the next morning.) The house is always presented well though (for viewings) all clutter put away and very clean. Its also been refurbished throughout.

Kitchen too small is my main feedback, (does noone look at pictures and the floorplan). 😭 Lots of tire kickers, I feel my EA is more interested in quantity than quality of viewers :/

I think price is ultimately going to be the kicker here if we want it shifted. We're fortunate that we don't have to move but because we've started the process I feel a bit like sunk costs fallacy has come into play with how much effort (and stress) I've spent trying to sell the bloody thing and the thought of all that effort for the past 9 months going to waste makes me feel a bit nauseous...

Must be so hard with a 3 year old! My kids are 7 and 9 so I can at least nag them to keep their rooms tidy lol

I thought this about our room sizes. Pictures and sizes of rooms all available and these newer houses are all built with smaller rooms. We had one couple who tried to buy a house in our street last year. She wanted to offer 25k less than valuation as thats what SHE thought the house was worth. Said she would have to put in a new kitchen. Our kitchen is only a few years old and is white. Not sure if she's an idiot or a chancer. My husband thinks both 😄

Just back from a weeks holiday and the place is a riot. Got a ton of washing to do and its pouring with rain so can't get it out. Thats another thing thats a pain, trying to get washing dry between viewings and not have it hung all over the house!

We've put our property on the market last week.

Two bedroom maisonette in North London. So far no bites or viewings . Our EA did feel part of this maybe due to 1st week of school holidays.

We ended up dropping our price by 7%, from 215k to 200k, a week before school broke up for summer.
We're on a third week of 2 viewings per week since then.
No interest before!
It might be the summer holiday, but it also might be the price. I saw other people suggesting mid August picks up again, so maybe you could see if you have any interest until then?

@noodles20 Laundry is so annoying isn't it, I have to keep folding the laundry horse non stop, it is so annoying!
We have a dehumidifier with laundry drying option, which I've been using together with the actual dryer, but I have to do it very strategically between viewings!

Good luck, everyone We've moved out of our house already and while it's better than having to clean and tidy constantly for viewings it's also rubbish because the house doesn't look that great empty.

Our house is under offer but our buyers have lost their buyers and are back on the market. Our EA has told us that August is dead but things should pick up in September. I figure there'd be no point putting our house back on the market and may as well wait for our buyers to sell again. I like our buyers and they're very keen on our house. I can't stand the thought of starting over and maybe even getting the house staged, etc etc.

We are in Hampshire, bordering on Surrey! And its been incredibly difficult at the moment trying to find somewhere with a good price, local to schools and public transport! Getting quite fed up really! Hunting high and low for properties in Berkshire, Surrey and Hampshire! Literally for two years house hunting !
Am literally searching several times in the day!
We are desperate to move but its so difficult trying to find a home with what we want and sell our overcrowded current home! It needs a few repairs before we do go which am sorting over the holidays and so on!
We need a bigger place and I think its more finding something in a good area thats our problem.....
I don't want to move the kids from their schools! They have the best ofsted in the area!!!

The eldest is just about to do his GCSEs next year and I worry about him going to a brand new school with a new curriculum/syllabus etc and then that he struggles.

And putting it all away constantly instead of it lying in the basket for days on end 😅 i don't have a dryer but you've given me an idea of maybe popping down to the laundrette with a couple of loads!
