Anyone else trying to sell their house?

How many viewings are you getting?

Fourth time on the market in 9 months due to multiple chains falling through and feeling very disheartened. This time we've gone on at a 50K reduction from our previous asking price (which we achieved multiple times) but we recognise that the market has changed.

Despite a massive reduction viewings seem really slow. We've had 4 viewings in just under four weeks and one second viewing, but no offers.

How is everyone else getting on? Is it just the market at the moment? I'm trying to tell myself that it's the mortgage rate rises and the summer holidays.

We can't afford to reduce again as we won't be able to buy. House prices in our area aren't coming down as quickly as we've reduced.

We are in Surrey. Thank you!

I have finally got another viewing tomorrow, only to find that it is people who don’t have their own property on the market yet. I would probably say no if the house wasn’t empty, but am letting it go ahead as it is no effort for me.

The agent has said they will try and find out a bit more about them tomorrow, but I am not getting my hopes up.

We had 2 viewings last week. Both loved the house but thought the garden was too small.
nothing else booked so far, and I’m quite glad to have a rest from it tbh.

2 more viewing last Thursday, both liked the house and garden but one said bathroom too small and the other said the whole upstairs was too small and they are thinking of looking outside of the area. Just fired an email to the EA to say to take it off the market beginning of October. If I can't move before xmas and potentially change primary school catchments before Jan think we're just gonna stay put and ride out the financial storm and try again after shit calms down.

There was a house up 2 weeks ago that was my dream home (had a stanner stair lift etc but massive potential) and in budget but got snapped up in a week, I've been on nearly 10 months now with 50+ viewings and ready to call it a day. 😩

that’ll make a grand total of 3 in the month it’s been for sale. Fingers crossed this might be the end of holiday pick up that’s been promised…

Hey guys. We've decided to take our house off the market and wait until things pick up again. Neither buyers who made an offer on our house have been able to sell their own properties, despite multiple reductions. We haven't had any further viewings for 2-3 weeks now. Estate agent said they didn't have a single viewing last week for any houses in the area! They don't think any further reductions will help. Stuff just isn't moving.

It means staying put in a house which is wholly unsuitable for our son...but we are going to turn the downstairs lounge into his bedroom and move the lounge upstairs and try and make the bathroom more accessible.

In the mean time we are going to re-paint the house and modernise the kitchen (it's only 6 years old, but I think some modern fittings would be good, plus I suspect we will be here now until next spring or whenever the market picks up again).

I'm no expert by any means but I have heard its only going to get worse for sellers next year.

Of course it is, U.S mortgage applications just hit their lowest point since 1995, that is because they are slightly ahead of us on the rate hikes I think, people will just stop buying houses and stay where they are until there is clarity on when the rate hikes stop and where prices are going to settle, why buy or borrow money for a property when you are going to make an immediate loss, it just isn`t worth it?

Well. We can't sell even now despite multiple reductions, neither can the two people who made us offers, so we are completely stuck.

If prices do come down across the board as you seem keen on @CrashyTime then that will actually help us. We are currently priced out of area we've reduced so much and our affordability is much less now than even 3 months ago.

I guess we are staying put, like everybody else 🤷🏼‍♀️

Yeah sounds like the right thing to do, don't linger like we did. I feel almost relieved about the prospect of having at least a 6 month hiatus and not sure what I'd do even if I got a proceedable offer between now and the end of September when it's due to come off the market, there's no houses I even like out there. I just keep hoping the planets align and if not at least we have a very affordable roof over our heads. Xx

Sorry to hear that @Permanentlyfrazzled :( We are currently de-listed which has taken the pressure off for a few weeks. So we’re still ‘on sale’ in the EA window and on their website, but not visible on the market on zoopla, rightmove etc.
when we re-list mid September we’ll be reducing the price by £50k and EA says the house will also appear new to market.
fingers crossed their tactics work! We’re really keen to move and start our new life. Not expecting to move by Christmas though tbh.

We are going to do the same, we've had a few viewings but no offers and our EA has said there's been no interest in her other listed properties. A bit of a stagnant market around my area. We are probably going to relist in the spring. We are actually of thinking of relocating back to be nearer family so it's probably a blessing in disguise anyway. I do feel a bit down as I was so determined to move this year finally but we were all very unlucky I think!

Sorry to hear that @Permanentlyfrazzled but sounds like it's the right thing for you guys, hopefully having a more accessible downstairs will help. My brother & sister-in-law did something similar for my niece and it made their lives so much easier.

We've thought about taking it off but decided to keep it on for now while we're still getting one or two viewings a week and just keep our fingers crossed that someone bites soon. I know I'm biased but since we reduced ours is the nicest in that ball park price so still holding out some hope!! Although I've lost all excitement now haha just trying to to think about it too much so it doesn't feel too stressful!!

What do you think of changing estate agents in September? We've had this (our second agent) for 10 weeks and only had 3 viewers but we think this is par for the course the way things are going. However, other houses have sold in this period, in fact we are now one of only about 3 houses within a couple of miles that have been on the market since the Spring. Thing is though I don't hear from them from one week to the next. We had a viewer 10 days ago, he did the viewing but no call afterwards (I waited to see what he'd do, usually if I call after a viewing he's like "yeah what do you want?") and no word since.

If I give the required 3 weeks notice now, it'll be mid-September and then I'd have to get the photos done and get it re-listed before the end of the month. If September/October is our last chance this year then should I just stick with this agent or risk being off the market for a couple of weeks during the "changeover"?

I’m changing agent and the new ones are coming out to do photos etc before my contract ends with current agent. I think if you’ve served notice and have an end date then new agents might be willing to take the risk on getting photos done before the contract ends. I think it’s worth asking around at least

Agree with the others. Get rid of the useless agent. You need someone pro active who gets people through the door. Very likely that your price is far too high if you have only had 3 viewings in 10 weeks.
New agent, drop price, photos before it is listed and market as soon as old contract ends. If you want to actually sell that is!

We’ve dropped £25k. I think if we all dropped our prices then we’d all sell; it’s a bit of a nonsense! You could reply to every single post on here saying “well if you really wanted to sell you’d drop £50k £100k, half a million” whatever.

The problem is that many people are trying to catch the falling knife. By the time they drop their price, the market has already dropped further. The only way is to get ahead of the market and hope that your price is so competitive that you'll get a few offers over to bring it back up.

If you're not willing/able to do that then you can only trust to luck/hope or give up trying to sell.

You're right. It's so painful to be the one who accepts the new situation while the people you want to buy from don't.
