Anyone else trying to sell their house?

How many viewings are you getting?

Fourth time on the market in 9 months due to multiple chains falling through and feeling very disheartened. This time we've gone on at a 50K reduction from our previous asking price (which we achieved multiple times) but we recognise that the market has changed.

Despite a massive reduction viewings seem really slow. We've had 4 viewings in just under four weeks and one second viewing, but no offers.

How is everyone else getting on? Is it just the market at the moment? I'm trying to tell myself that it's the mortgage rate rises and the summer holidays.

We can't afford to reduce again as we won't be able to buy. House prices in our area aren't coming down as quickly as we've reduced.

@Skipskipperroo Yes I think they are trying it on. It would be different if we were on the market for long, they offered so low after 6 weeks!
Fingers crossed you won't have to deal with cheeky people like that.

I calculated earlier on, that if we went with the reduction they want, we'd have dropped our price 17% in comparison to our June valuation D:

On a side note...
May I suggest, to anyone having house viewings, to purchase shoe covers from amazon- made it much easier for us.

@noodles20 Wow I would be annoyed! Our white gloss kitchen is 7 years old, looks beautiful still. We went with posh acrylic doors too.
I really feel like they're having us on, I'll be checking quotes for extensions tomorrow.
It won't be ideal but we could last a couple more years here, maybe.
Will be a pain with kids school if we move later but whatever. Unless they become reasonable, I don't care.
I know the estate agent's doesn't care if we sell it for 195 or 190, not much difference in their commission.
Don't even know why are they offering us so much less.

I have light reactive migrains, a white gloss kitchen is a literally NIGHTMARE for me and would have to be ripped out.

This is the problem, sellers take things far too personally but it wont be your house anymore. It has to suit the new people that live their and what you liked and picked might need changing.

I get that @JusthereforXmas , people might not like my carpet or kitchen, but bar unlucky people like yourself I imagine it wouldn't bother most buyers. It's high end finish, functional and looks like new. You'd probably hate my whole house anyway as its very bright and sunny.
We didn't get any reason why they think their price is fine either. I would possibly be more understanding if they pointed something out.

@noodles20 our chain has collapsed twice because of difficult buyers, and both times there were signs from the start that they would be difficult! Have said that I will trust my gut this time. Honestly I know FTBs can be like this but I think they are showing their hand...

For it to happen once would be annoying, happen twice and I'd be fuming. How long has your property been on the market?

It's one of those I guess, we don't HAVE TO move, but it would be so much easier!

Yeah, it would be a hassle especially when you have young kids.

@Potaytoe5 dont take this the wrong way, but you’re taking this way too personally. A valuation by an estate agent really is just a guess, you haven’t lost what they’re trying to get off. I know as well you’re looking at sold prices but this is the reality of what we are looking at. Some people are saying 10% falls and others 30%.

tbh it sounds lovely and like a steal for that price! But the buyers aren’t taking the mick or being cheeky, they’re offering you what they’re prepared to pay. You can just take it or leave it, but the trouble is you don’t have any other interested buyers at the moment.

there is a house on my road here in SE London, lovely people that live there, they have to sell, and have had the property on since June, and has had to reduce by almost 13% from the initial asking price. Absolutely unheard of around here for these houses.

@Omgwtafisthat I just feel so confused as they keep falling over themselves saying how amazing our house is, but offering in the range of a complete doer upper. Our previous feedback consiatent of a lot of people absolutely loving it, but finding the box room too small (it is small, about 5-6m2).

I think there's a balance between how much we're willing to drop the price and how much we want to move. In our case it isn't an absolute need as well, so I feel a bit meh about it.
More expensive houses haven't dropped nearly a much % wise as we might.... so we might put it off a bit.

I would rather sell our house to someone else even if for the same price, as I feel they have wasted hours of my life with multiple viewings! I do think that is a bit cheeky.

Does anyone knoe how lwng does it take to build single storey extension?
I'm just put off by any building work, but financially it's becoming more and more feasible, despite the increasing cost of extensions!

Ok... they've upped it to £190k... BUT
A really nice house just dropped by £25k! It's theoretically still a 3 bed semi, but a proper mansion, best part of town as well.

We could just make do selling for 190k, but can't afford to drop it if anything comes up on the survey.

we had a viewing yesterday- still waiting for feedback from EA.
tbh I’m thankful we’re now taking a break until mid-September as constantly cleaning a 5 bedroom 4 bathroom house as well as running a business is killing me.
FOUR TOILETS. 😞 the son and daughter came home last weekend so I had to wash all the bedding too and iron it all and make beds. So tiiired.

We're trying to upsize but not too much, I don't want to have more than 2 bathrooms (or a family bathroom + ensuite), because of the cleaning!
Not to mention we wouldn't afford that ;)

This sounds like really good news. I'm sure it isn't your house, nothing personal at all as @Omgwtafisthat said.

You can definitely negotiate on the onward purchase; they clearly weren't getting interest at their previous price either.
Best to make it clear no negotiation to your potential buyers and to strongly consider insurance with the market as it is plus move as fast as possible.

@Potaytoe5 i hear you! It’s been great for a family house and for when our parents come to stay, but it’s all too much now.
We are really wanting to downsize and free up some equity as we are in our 50s. Both kids are renting and come home quite a bit which is lovely, but if we move to the south coast (my dream) I’ll miss that. Anyway life plans are all on hold at the moment until we can shift the big house!!!

I think at this stage I would accept the 190k but make it clear as PP have said that you won’t be dropping any further and they got your absolutely lowest price.
If you can negotiate hard on your onward purchase then a deal could be done where you get the house you want.

Yes, that's what we have to do @Twiglets1 !
As long as they don't come back shouting after survey that it's all wrong.
I looked at our original survey, we fixed most of it, but things like 'garage is only single wall, it will create condensation' we left.... no problems with the garage btw. So it all depends after the survey really.

We dropped ours last week and no new viewings, it's really unheard of for this street! Houses on our street usually go so quick. Unsure whether to take a break or just think well we're not losing anything keeping it on the market if people are just biding their time on interest rates or any further decreases..

@Potaytoe5 best of luck with it all. As you say, they've been gushing over the house at every viewing but they do sound like they might try to grind you down. Just have to stick to your guns and tell them you can't sell and move on unless you get £190k.

Just taken ours off the market as the house we wanted has gone to a person with no chain & due to a job change I need to wait three months before the lender will accept us.

We tried to sell back in 2018 and I've noticed a huge difference in the number of buyers and enquires, we had two in 5 weeks. There's another house for sale on our street so I'll be keeping an eye on that...

Sounds promising! How much more would the other house have to drop in order for you to afford? If its not much I would view it and be very honest with them about how much you can afford. All they can say is no!

Thats a shame. We dropped our price a couple of weeks ago and it did generate more viewings. The houses here normally fly off the market as well. Same house in the next street went within a week just in April. Here we are 9 weeks later 😭 ours went on just before the first interest increase and I think there was another one last week. Ive been told by the EA that lenders are starting to reduce some of their rates so heres hoping it makes a difference soon.

We just agreed to knock a chunk of our asking price today. It’s a bit of a bitter pill to swallow but desperately hoping it helps it to sell 🤞
