If my student son buys a flat and lets a room to a friend as a lodger, he doesn't have to comply with HMO rules.
However, if I buy a flat which my student son lives in (rent free) and I let a room to his friend, I do have to comply with HMO rules, licensing etc. Is that correct? How about if I formally let the whole flat to my son and he sublets to his friend?
(Obviously happy to comply, just want to make sure I'm getting it right.)
