First time poster long time lurker, sorry if not in the right place. We have put our house on the market, in Scotland the home report determines the market value. We have put it as offers over but £5000 under the market value.

House has been on the market for just over 2 weeks with not one viewing, last house in the street sold for £10,000 over ours current market value. They are very rarely available, ours is a blank canvas for someone to walk into and make their own.

At a loss as to why, unsure if we should reduce the price, change estate agents, take it off the market completely just now. So disheartening.

Any advice welcome

I wouldn’t call it a blank canvass, but it is in walk in condition. People will jump on the dark wood, flooring etc but it’s loads better than many threads like this. Honestly I think it’s the economy.

No I'm down south. From what I've read it's always the price. But looking at other things on the market and recently sold I don't think it is. I think it's just really, really bad timing for selling! I can afford to reduce by 10k (on a 175k current asking price) which I will likely do but not further really! Your ad looks fine to me but what do I know!

It looks fine. Nothing glaringly obvious wrong with it. Maybe just a bit drab/neutral but nothing that would put me off. My initial thought was quite a high price for Cumbernauld but I can see one went in the street for £280k. Maybe still a tad high as that was in the height of the madness last summer before everything went tits up. Is there a figure you need to be able to move? Wondering if putting it on at offers over £250k would make it more visible. Not sure how much people are expecting to pay over HR these days?

I meant a blank canvas as in no bold colours that would put people off etc.

There is no work as such. New boiler, windows, doors, internal doors too, recent loft insulation and under floor too.

Think I am just becoming frustrated from what the housing market has been and we have decided to sell now when it's clearly not the same. Especially with interest rates etc. Feel like it's my whole personality just now 😂

Not Scotland, but expect its the same. Houses near me have been selling ridiculously quickly. Just noticed in the last few weeks that a few have fallen through and gone back up for sale. Also ones that would have been snapped up in days are sitting on the market, still for sale weeks later

Gone from couldn't buy a house no matter what, to absolutely loads up for sale.

Agreed - there is nothing wrong with your house OP. It looks clean, tidy and move-in ready. It doesn't appear to be overpriced either. However, a lot of people are struggling right now to pay their mortgage, bills have are still really high and yours is a family home and it's the school summer holidays so people are either away or can't afford to go away or move house.

Same here we can afford to reduce by 10k but no more.

I think it's lovely. I do think a lot of people are nervous right now though. I was considering downsizing (which I know in a falling market makes sense) but I ended up deciding to stay as at least if things get bad I can rent a room out. And I can't face the stress of worrying about being gazundered. I'd speak to your agent as they'll understand the local market hopefully.

Mortgages so much more difficult to get, interest rates have not stopped rising. It’s a really bad time to buy - people won’t be able to properly budget for their mortgage costs over the next couple of years.

It's usually a highly sought after area up here. Yeah that was madness but I still thought we could have got at least market value, or close too. We could reduce it to offers over 255k I think. It's a real mix of what they are going over, one in May nearby went for over 40k, others not much over.

Houses over 350k are still around longer, the one we have had an offer accepted for was on 11 weeks plus.

I think the problem is partly to do with the offers over system in Scotland. I normally assume people are looking for about 10% over the asking price which would be a considerable amount in this case and may be higher than you are looking for.

Isn’t it traditionally quiet on the housing market in the summer holidays anyway? I would have waited until September. And the news is full of the mortgage interest rises which doesn’t help.

It’s a lovely house though, nothing wrong with it at all. I suspect just bad timing.

School holidays will have an impact. It’s a lovely house but suited to a family and everyone is on their holidays at the moment. Give it a month and hopefully you will get some interest. It’s also the mortgage rates, I’ve been looking to buy over the last few months but now I’m kinda sitting on the fence a bit scared to commit, I think a lot of people will be feeling the same. This! We have wanted to move two summers ago but wait to even look until the schools went back nothing worse than dragging kids who can't keep their mouths shut house hunting!

That has been happening around here some going back up twice because it has fell through.

I know it is definitely a buyer's market if they have the funds

Just quick thoughts:

  1. it's a 2bedroom not 3.
  2. Says it has 2bathrooms - can only see one in the floor plan (and a downstairs toilet).
  3. The kitchen is mismatched. None of the colours complement each other. I'd be working out how much it would cost me to change.
  4. pictures make the kitchen look pokey with little work surface 5)sorry - it's very 1990's with the dark wood door/windows, staircase and hall tiles. Again I'd be costing up replacements
  5. Family bathroom is very dark. It's not to my taste - something else I'd be costing up to change. I'd also be wondering what was hiding under the wood clad ceiling.
  6. first picture of the outside space at the rear of the house makes the house look like it's sinking - I'd ask the agent to remove it.
  7. 3rd picture of the outside space - what is that sandy bank? It spoils the look of the garden and could do with tidying up
  8. The estate looks well kept - which is a good sign.

Overall, I'd compare yours to ones in a similar price range and if the area/house was comparable but decorated/presented more to my taste, eg a kitchen with work space and coordinating decor I'd give yours a miss because for me it needs work.

I dont know the area at all and theres nothing wrong with your house at all, its nice

But when you click on the link and further down the page there are suggestions for similar properties, there is a house on Glen Douglas Drive, its detached, dont know the road obviously and it probably needs a bit of tidying compared to yours but is still nice, but its a lot bigger and also on at 245k

Perhaps you need to rethink your prices
