First time poster long time lurker, sorry if not in the right place. We have put our house on the market, in Scotland the home report determines the market value. We have put it as offers over but £5000 under the market value.

House has been on the market for just over 2 weeks with not one viewing, last house in the street sold for £10,000 over ours current market value. They are very rarely available, ours is a blank canvas for someone to walk into and make their own.

At a loss as to why, unsure if we should reduce the price, change estate agents, take it off the market completely just now. So disheartening.

Any advice welcome

@happywotsit I can't tell if you are in Scotland or not.

In Scotland, only the seller gets a survey/home report. It covers the condition of the house (and any repairs needed) and a valuation which also includes one for mortgage purposes. Also includes the energy report.

Buyers don't get their own survey.

Have a look on Rightmove for any town in Scotland for any property and the home report will most likely be on there or a link to the estate agent that will give it out for free.

I’m fully aware of how a home report works. The buyer has a right legally to see it. I asked the OP how it read. If there is anything of any concern in it that may put a buyer off. Is the HR 1s and 2s or anything sinister that needs attention. Has she received the best advice from her agent as to the content of the report. Have they discussed it and most importantly has it got a MVR included. Some don’t. Not all companies who say they are surveyors are on lenders panels and therefore the HR doesn’t include a MVR.

A buyer is perfectly within their right to also instruct their own valuation. Some lenders don’t accept a HR, even with an MVR so insist on their own.

There's nothing wrong with your home that can't be changed by someone who has a different vision, if they buy it. Most of it is very simple to alter, if someone was so inclined. I probably wouldn't inspect the house for one reason though - white carpets. I have done that for a short time with a young child and it's so much work. If I had the money to change them ahead of moving in, then I'd look. I do love the huge cook top btw. That would be a strong point for me.

In the garden picture it looks like there is some kind of street light on the bank at the back is this a walkway or a rail line?
Also on the second picture am I right in assuming your house is the one on the left? If it is there are a lot of cars there is it your own driveway or do you share it ? Shared driveways can put people off . Nice House inside btw

I think the carpets are beige/biscuit? I think that’s just the lighting on the stairs.

They're light carpet anyway. Unless I'm able to change the carpets on moving day, that would stop me. Learned that the hard way early in marriage and never do light carpeting.

Fair point. I’m guessing OP had them professionally cleaned for the photos.

Yes, they look clean and fresh. Nothing wrong with it, just not what I want. I like that there's so much that can be developed in the garden (that back stone area would be great for raised vege beds) and I can see a lot that could be developed. Bonus that there is the scope to put my own stamp on that rather than have a huge effort of undoing someone else's work, or living with their vision. Inside is very white but I think they usually tell you to take down anything too personal and go with a bit stark for marketing. People need to be able to see themselves in there, not the character of the people who live there. That's easily done when the buyers move their own furnishings in. Still do love the large cooking range. With a big family, that really grabs me.

Have you had a name change fail OP? Some HRs do not have a mortgage valuation as the “surveyor” is not on any panel. I was just asking as those can go against sellers. Sellers go with a cheap option that doesn't have one to save a few quid but sadly they do usually just go against them in the end. Not always a standard format so i don't need to google.

You don’t need to suggest anything to me. There are multiple firms across Scotland that can do a home report but not all can provide a mortgage valuation.

Congratulations! Flowers. Not relevant but having lived in Scotland (am English) I was surprised that it is absolutely standard to call rooms on ground floors bedrooms. But you know, that's how it is. People on here refuting it is ridiculous! 😃

Congratulations, that’s great news! Remember to insist that your estate agent keeps it on the market ( marked STCM of course) until missives are concluded.

I thought we didn’t need an en-suite. Then we knocked into a cupboard and build one and oh my word it was the best thing ever. I appreciate it even more now as all the kids are teenagers and I have my lovely clean and tidy haven.

Ditto the utility. The joy of having all the washing / ironing piles out of sight. Ours is a long thin space which originally just had space for the washing machine , tumble dryer and freezer. But I put up tall wall cupboards on the top and bottom of the other side ( room was too narrow for standard size base units ). They now hold all that junk that used to be in my kitchen eg cleaning and laundry products and materials, pet food, shoe polish , all medicines in a high cupboard (when the children were small) , toilet roll and kitchen rolls, overflow cans / packets / jar food from the kitchen , random kitchen gadgets that don’t get used very often , like the crepe maker.

It’s not beautiful but I love it so much as it keeps my kitchen tidy and only for food.
