First time poster long time lurker, sorry if not in the right place. We have put our house on the market, in Scotland the home report determines the market value. We have put it as offers over but £5000 under the market value.

House has been on the market for just over 2 weeks with not one viewing, last house in the street sold for £10,000 over ours current market value. They are very rarely available, ours is a blank canvas for someone to walk into and make their own.

At a loss as to why, unsure if we should reduce the price, change estate agents, take it off the market completely just now. So disheartening.

Any advice welcome

I can see why people suggest it doesn't feel 'homely' but I don't think that would necessarily put people off. You certainly wouldn't need to invest in re-painting or anything like that. If you wanted to make it feel a bit more homely then stick a big pot plant near the front door and a couple of others downstairs to soften the feel of the place, and put some large generic pictures/paintings up on the wall in the living room/dining room. A case of nice flowers on the dining table.

Can people stop saying it's not a 3 bedroom. Just because you don't like downstairs bedroom doesn't mean they don't exist.

I think it looks a bit like a holiday home. Nothing at all wrong just a bit plain and unlived in. Not sure what the back part of the garden is is that sand. Maybe some homely touches flowers pictures rugs cushions candles ect. Definitely nothing major.

A colleague of mine is looking for something like this as she renovates and loves projects (not your area) and she was set to go until her cash buyer pulled out. School hols also not helping.

I was in this position in January 2008 just after the market crashed. With painful hindsight, I'd leave it as it is if you are not needing to sell right now. Maybe reduce a small amount to see if it helps. See if things pick up over the summer.

What would annoy me is reading two bathrooms
and then realizing only one is an actual bathroom and the other is just a downstairs toilet

2 bathrooms for me is a family bathroom & 1 ensuite
so that would put me off viewing

Its a chalet bungalow isnt it? They always have downstairs bedrooms

People going on about changing kitchens and carpets and door frames for gods sake, you do that if your house is a hovel, not if its in a standard condition but simply not to everyones taste. No one walks into a house that has EVERYTHING that they like

personally I like the oven, its the double version of ours!

You have a lovely home. It's clean and bright and a family could just move in. Don't do anything to it - unfortunately it's the economy, the housing market has been hit.
Can you afford to hang on until spring?

Absolutely. Also it doesn't need plants or candles or fluffy towels. Ignore those house programmes! This is about the COL and interest rates etc. Fingers crossed you find a buyer but you may have to wait.

I’ve got a 5th bedroom downstairs. I mean, its got a dining table & chairs but still a bedroom if I say it is, right?

It's a lovely house

2 things stand out for me -

  1. The living room/Dining room currently looks like a long corridor - maybe rejig the Sofas to proved differentiation of the areas (personally I wouldn't but a house with that layout and I'd want to put doors in to separate but that's not an issue for you just me!
2 no picture of the drive way - I couldn;t tell from the pics that it had one and I'd need to see it to see if it needed work.

also Aertex ceiling in living room? wouldn't put me off but would need plastering and the decking I would want to redo or at least paint and yes put some plants in the gravel in the back.

But in all honesty nothing about it if bad - I think mortgage rates + school holidays might be more of the issue.

It's 2/3 bedrooms. If one of the rooms is downstairs but there's no downstairs shower room, I wouldn't call it 3 bedrooms.

As I said before, I don’t agree it’s clearly a bedroom & would personally think of that room in OPs house as a Study/Snug. But it’s not what we think that matters is it? It’s what the homebuyers in that part of Scotland think.

Indeed. It clearly functions as a bedroom currently, plus there's a sitting room and dining area, so it shouldn't be a problem. However, caveat emptor.

So would my downstairs study function as a bedroom if I put a bed in it but the people I bought it from didn’t try to call it a 5 bed. It isn’t a bungalow so the bedrooms are upstairs.
If they had done I would have smiled politely but in my head still have been pricing it as a 4 bed.
