Hello Dear All,

Need your expert advise on the floor plan attached.

a. I need to add another bathroom to the below house, please advise what would be the apt place to add the same, approximate cost that we could incur out of experience, process to add another bathroom eg: permissions required and any other process, approximate time which we would require to get this done.

b. The house needs carpeting throughout, approximate cost for the same.

c. The house has old oil heaters, approximate cost to replace the same.

I have to make an offer on this house and hence looking to make a known decision. Any suggestions out of your experience would be greatly helpful.

What is the dining room? Is it a solid building or a conservatory? If a solid building then I'd put one in below where the current bathroom is and block off the window in the kitchen. I'd consider opening up the wall where the door to the kitchen is and then closing off the living room a bit so it's not all one open plan space.

Oops, you can't do that as the kitchen is below the upstairs bathroom. Hmm...maybe turn the kitchen into a utility and move the kitchen?

Thanks sound like a great idea, moving the kitchen to extension and change the kitchen to washroom. Would you know the process and permissions required to do the same. Also how much could it cost.

Carpets could be 1500 up to 20,000 depends on what you wanted.

Heating again could be thousands depending on the spec. How many radiators do you have? You say oil filled, does this mean actual plug in oil filled radiators or you have an oil tank for central heating?

Bathroom will be dependant on where your waste is and the same for the kitchen. Can be overcome but you will add ££££ to your bill if you have to move the waste etc......

My guesstimate for a mid range finish and if you move the kitchen would be 80-100k all in.
