Completion Day: When are the keys released

Hello. Can I just double check if this is correct.

My solicitor has said the keys will be released when the funds are with them.

Should they not only be released once the excess funds are I our bank account?

The money is effectively with you, the seller, when it's with your solicitor. The buyer has paid into the nominated account which is the solicitor's, and has therefore completed the purchase. They get the keys at that point. Your solicitor will then arrange the transfer to you.

I’m in Scotland but that’s the way it’s always happened when I’ve been buying and selling.

It has been anywhere from 9am to 12pm that the keys were available.

When the money is with your solicitor. but my friends had problems when their seller insisted the money had to be in her account, and therefore they didn't get the keys until nearly 5pm. They'd been waiting with the removals since late morning and had to pay extra fees for them to stay late.

The solicitor phoned me to say they had the money. I can't remember exactly what she said but my recollection is that I had to give some kind of final authorisation for the release of the keys which left me wondering what would happen if I said no!
