Selling Help to Buy

Hello all,

We have put our help to buy property on the market recently, but due to high interest rates amongst other things, not had much interest. We have been told by the estate agents and the couple of viewers we have had, that our home is like a show home, but the 3rd bedroom was too small. We were using the bedroom as a man cave so have now turned it into a bedroom with a single bed and chest of drawers, but still no interest even after the estate agent put up new photos.

As we are relocating a few hours away due to family ill health, we want a quick sale. My husband's job starts in a month but we can live with my parents initially. We even told the estate agent we would rent to break the chain (this is our plan regardless). However, after researching various things, I have come the process where a developer buys your existing home in part exchange for one of their properties. Does anyone know if you can do this if you are help to buy? I can't seem to find the answer online and have emailed/called the Help to Buy company with no answer.

If not, any other ideas? We know we can't rent it out. Does anyone know if you can have your present home on the market and rent somewhere else until it sells? The help to buy scheme seems to be a little restrictive when trying to sell.
