Cost for refinishing wood floor?

We're about ready to have our wood floors refinished and I'm wondering what cost to expect.

Anyone who's had their floors refinished in the last year or so, what did it cost you per sqm?

We have fairly nice oak floors under the horrible 90s carpets, but it's covered in paint splatters (the lazy former owners took no care when painting whatsoever).

The area we'd want refinished is 34sqm.

Could you get a hire sander? Id imagine much cheaper than a tradie and no labour costs?

I'd seriously consider hiring a sander also, however if you physically can't use a sander, id work out cost of a handy person to do it for you vs the professionals.
Often specific people for these jobs are massively more expensive as opposed to a person who charges a daily rate.

We paid around 600 for maybe 25sqm? This included repairing boards, hammering down all nails, sanding back, three coats of matt varnish.

If you do hire a sander and do it yourself, make sure you sand all the way back to clean wood. People always under sand!
