Part Exchange

Hi

sorry if I used the wrong topic!

I am in the process of a part exchange and the surveyor came around last night. Has anyone been through this process before?

he said he couldn’t tell me anything but mentioned something about a window lintel and seeing daylight in places in the loft.

i am worried the builder will pull out as we have spent money already on reservation, solicitor and mortgage fees.

background: I am autistic and really struggle to read people. I then obsess over things and cannot leave them alone.

Hello, we are going through the exact same process. First survey was done by the house builder, he didn’t spend that long in the house, our house is well over 100 years old, he found patches of damp and vegetation on the chimney.

Second surveyor was for the buyers, she didn’t say anything.

We didn’t hear anything back from the new house builder on either of the surveys and have now exchanged. IMO it seems they are not as fussy as a normal buyer would be, particularly in the current climate as they will be wanting to sell their new builds pronto!

Good luck

Hi

thank you for the response. It’s all very anxiety inducing to me. I thought that about them wanting to sell, they have lots of stock because they are 4 beds at a premium price so will no doubt want to sell as mortgage rates are bloody scary at the moment.

my partner said outside he mentioned a window with no lintel and the slate roof having small gaps of day light but that it is expected as it was built in the 30s.

will wait and see what they say

How long did it take for them to contact you from the builder to say if there was issues? Been a week and all I get told is no news is good news and if there was any major issues they would of been told by now.
