Shared garden

Hi ,
Can anyone give me more information on how shared garden and shared pathway works ?

We are looking to buy a property there is a pathway between the garden and the house (perpendicular to the house joining back entrance to the houses) which is used by all the neighbours to take their bins out . And the garden has a pathway dividing the garden in two half without any fence which is for two people (mid terraced house) . Can we put fence up? Does it require planning permission or is it a red flag to buy a property. ?

If there are other options without shared access / garden I would buy one of them.

It can work well, but in my experience even the friendliest situations soon becomes a nuisance. Also, all it takes is a new neighbour and you can easily go from everyone sharing peacefully, to a nightmare situation where you no longer want to use your garden.

Anything shared will sooner or later become an issue.
