How long does it take to get a mortgage valuation?

Hello,

Some of you may have seen my recent thread - our estate agents wanted us to pay £6k to take a house off of the market that we’ve had an offer accepted on. We are still proceeding but they won’t take it down or stop viewings and offers until our lender has called them to book the valuation in (and instructed solicitors/began searches - I know we could be just pissing money away) How long does this usually take from submitting the application to them calling to book in a time?

(Yes I know we are probably mad but we LOVE the house and it’s an incredible price)

The day after we submitted, we were told the valuation would be the following week.
Some solicitors do no completion no fee, so you only pay for the searches cost, if that helps you at all.

Sorry @Wednesdayonline did they notify you that it had been booked in? I wouldn’t trust this estate agent to have said they hadn’t heard from the lender yet!

Yes ours is Nationwide and they text and emailed to say it was booked in and the date :)

A lot of lenders don’t even go to view the property, they simply do a “desktop” valuation based on recent selling prices in the vicinity. We got our mortgage offer from Nationwide the day after the valuation was done.

I had a valuation survey within a few days of the application and the offer the following day!

We had a desktop valuation with NatWest last year, I’m not sure they even notified the agents as there was nothing to book?

Took about two weeks from memory and we got the offer the day after the valuation.

Our most recent one last year with Halifax was about 2 weeks. We then had an agonising wait as we’d offered 10% over the asking price and the valuation guy spent 4 hours at the property looking in every nook and cranny! It was all fine though and he valued it at what we’d offered.

It'll depend on the Lender as to what type of val they will want and their current service levels.
Some are fast others take weeks due to processing times.

Our lender never even got in touch with the agent! They did a drive by valuation.

Could you get your solicitor to get in touch with the agent to show you’re serious?

Submitted application last Tuesday. Got a message on Wednesday to say ring and book an appointment. Booked for the following day. Valuation was done on Thursday. Now just waiting nervously for mortgage offer.
