250k with side return and loft extension
150k without?

I wouldn't consider an offer on this without taking a builder round. It looks like a death trap/money pit. It looks like the sort of house where you start doing one job and discover another half a dozen need doing off the back of it.

looks like it doesn’t it? It’s confusing to me how someone could own a house like this and then just neglect it so drastically 😢.
We are going to look round with a builder . On the face of it seems like it could be a good deal, but I think I’m naive about the costs of renovation these days..

The average price I've seen quoted for a loft refurb on MN in the last two months is 65-85k. If your refurb budget is 150k, I don't think you're going to get the rest of the house done for 85k.

It was only added 10 days ago, and almost no-one is buying doer uppers at the moment. I bet if you wait for the 1 month mark, you'll see the asking price have a hefty reduction.

We did a complete refurb last year plus basement on a London terrace.

If this was being done in London, I would say you need £300k. A kitchen alone is probably about £15k. Our electrics killed us - totally unprepared for that cost.
