Sold a property a few months ago but delay because of change of use delays.
I'm new to selling
Two agents initially involved
Can I go back to the better offer with the other agent? Who will be quicker?

Will I be penalised?

We have not exchanged or completed
Or do I just suck it up and keep waiting?

Council state another 4 weeks to look at it but what if they extend?

What in earth are you on about?? I read it 3 times and it made fuck all sense. How could you have sold when you state you have neither exchanged nor completed?

Why were there two agents involved? Did you put it on the market with two agents? If so, then yes, you could go back to the other agents if they have a better offer. However... it's regarded as a bit of a dick move.

You may also be liable to pay the original agent commission as you pulled out of the sale and they had (as far as they are concerned) a proceedable buyer (check your contract) in addition to paying the other agent's commission for the sale.

You need to look at your contracts and work out if anything is worth it.
