Is a fixed contract or rolling contract better?

We currently have a fixed short term contract of 12 months. After this, it will switch to a periodic monthly rolling tenancy.

We want to stay here another year, but probably more like 15 months minimum. But we would also appreciate the flexibility of being able to move if market conditions change (rents have stagnated here).

Is it better to tie yourself in for 12 months or is it better to go onto a rolling contract?

Landlord is a professional landlord rather than small scale

Landlord is a professional landlord rather than small scale

12 months. Professional LLs will be like gold dust in the future. Gives LL reassurance and you get no rent increase for 12 months (unless your contract says otherwise).
