Level 2 Home Buyers Survey or Level 3 Building Survey?

Hi everyone,

We're about to do a survey on a property we want to purchase.

The surveying company said we should do a Level 3 Building Survey as it's not a new built and because it had a kitchen extension.

Is a level 3 building survey really necessary or would level 2 be sufficient?

3 is usually recommended for properties over 120 years old, or for those with extensions.

I always go for a full structural survey, but that's been relevant to the houses I've bought.

How old is the house? Did you see any concerns? Do they have the relevant permissions and sign off for the extension?

Level 3 if its had extension work, definitely.

Extension? That suggests a 3. And the surveyor does too, that's significant. How old is the house?
I'd get 3 anyway if it's older than 1960s. With an extension, definitely a 3 for me.

My surveyor friend says never to bother with Level 2, as it's expensive without giving you the information you need. Either just stick with the basic mortgage valuation or go for Level 3.
