FTB, floor plan help!!!

We are FTB and have recently moved into our new home, a 1960s 3 bed semi that looks the same as it did in the 60s! We have a good budget to renovate but are really struggling with inspiration and also what would appeal to the masses as we aren’t planning to stay forever. I have seen some great advice here and some snazzy floorplans from some of you so would really like some ideas!

We have ample garden to extend into and also space to the side of the house in-front of the garage on the right hand side but just can’t quite get the configuration right.

I would advise living in the place for a year as it is before you change anything structural. Then you can think about what would work better.

I think making the only upstairs bathroom non ensuite and knocking through the cupboard in the hallway to put a door in is a bit of a no brainer but there may still be an option to split the current ensuite and keep an ensuite loo or loo and shower if you are clever with space.

Doing lots of work on a house you are only going to be in for 5 years is not necessarily financially sensible. Currently refurbishment costs are very high and you are unlikely to regain costs unless you can do most of the work yourselves and limit it to non structural stuff.

I wouldn't touch the downstairs layout.
