Hampton house market intel please

I can't work out why the asking price for this house is so much more than some (though admittedly not all) similar properties for sale in the area. Any thoughts from those in the know - is it overpriced would you say? I've checked the sold prices for houses in the road and adjacent roads.

Hi @Squalie not sure if you're moving into the area but there is a lot of price variation in Hampton. I don't think it's that out of the way expensive for a 4 bed in that part of town as it's close to schools, the river, shops, station and I think it might be catchment for Hampton Infant/juniors and I think maybeTuring House for secondary.

I'm not sure I'd live in Plevna Road if I drove though because it's all Victorian houses with no drive ways and families with 2 cars and so really difficult to park.

Coincidentally there’s a separate thread on Hampton regarding reasons why it’s cheaper than Teddington.

No probs, I'd also ignore the comments about Hampton being rougher on the other thread. I've lived in the area for 20+ years and I can tell you it's not at all rough, though Teddington pubs and restaurants etc are naicer (nor is Sunbury all ghastly!), happy if you want to PM me with any other questions about specific roads etc.

Well, there's Hampton and Hampton, so quite varying prices for similar properties. I have to say, though, even 'rough' Hampton is pretty pleasant.

Plevna road is a turn off from A308 which is a regular traffic jam hot spot. Visit/ drive past the house several times to see what you think.

The A308 is an issue. If there is an event at Hampton Court the traffic grinds to a halt. A friend moved out there a few years ago and is always grumbling about random traffic jams due to the tulip festival or the council digging up the road again.

How was the house @Squalie other than the parking? It doesn't look like there's an awful lot on at the moment to be honest. What are your requirements for schools etc?

@SollaSollew it was so disappointing because I was smitten by the pictures but in real life it wasn’t quite how I imagined it would be. More of a killer than the house impression though was its position. It was very close to the bottom of Plevna Road and I have to say that the A308 was far busier than I imagined it would be. I totally get why @thatsn0tmyname and @mostlydrinkstea named that as an issue.

I was interested in your point about school catchment @SollaSollew only because that would obviously be a factor to explain a higher price but I don’t actually have kids (and am too old for that to be a future possibility!). I agree that there doesn’t seem to be much on at the moment. Whenever there is something new on the market I get excited but the last several properties have been too far west. I want to be near Bushy Park because I have a dog.

This one has been on for a while and it's in a great spot for a similar price to the one in Hampton https://www.rightmove.co.uk/properties/132560444 it is 3 rather than 4 bed though but it's close to shops, cafes and station so may be a bit less of a shock to the system than Hampton.

I think flooding is a potential issue around there - certainly on the EA flood maps the area shows as being at risk. So I’ve been focussed on either side of Bushy Park, Hampton and Teddington.

Kite flying. Looking to grab an idiot buyer. According to House Price IO, the property is "worth" £675K but I'd want to pay much less given the upcoming falls.

Don't waste your time with the idiot vendor or EA.

It's just a site that consolidates sold prices listed in the Land Registry and an indication of current value and whether previous prices were above or below inflation.
