Sutton - North Carshalton around Rosehill

We are currently in the process of searching for a house in Sutton and comparing the housing prices in Sutton and Morden. We have noticed that the Rosehill area offers relatively more affordable options compared to other areas in Sutton. However, despite the lower prices, we find the transportation options to be excellent. It takes around 15 minutes to reach Morden tube station and 15 minutes to reach Sutton high street.

Considering our budget of up to 450K, we believe this area provides a reasonable opportunity to find a house with three bedrooms, a garden, and off-road parking. However, we do have some reservations about why the prices in this particular area are lower compared to other parts of Sutton.

We have twin girls who are six years old and we are particularly interested in hearing about your experiences living in this area. Additionally, we would like to know about the quality of primary and secondary schools since we are not familiar with the local schools.

I meant 'North Carshalton' is area around St Helier Hospital and Rosehill.

I can't comment on schools, but generally would recommend the area as good value and convenient. The area around Rose Hill roundabout is a bit grotty and lots of traffic but not terrible or unsafe. Transport is excellent (if you get the bus to Sutton it's quicker than 15 mins, also walkable), shopping options good, there is a leisure centre, quite a few good places to eat out near morden and Sutton, access to green spaces (morden hall Park, morden park, Rose Hill Park, cheam).

Hmm that's basically St Helier, a massive estate. Houses aren't particularly big, if you head further over to Kenley/Cateham/South Croydon you can get more for the money
