Buying house in Beaconsfield

Hello folks,

I recently visited beaconsfield location and I liked the area and heard a good reputation for the schools and also its near to my work location.

I am now planning to buy house in beaconsfield. My daughter is in year 2 and currently in primary school. I am now looking to buy house in beaconsfield that is in catchment of beaconsfield grammar and secondary school as well as have a good primary school nearby.

please share your valuable inputs on which area should I target to buy house ? 
also if you have recommendation for good primary schools.

Also if any recommendations from area perspective near to good parks etc that haa houses in budget £600-700 for 3 Bed ?

The Beaconsfield primaries are St Mary’s, Butlers Court and Holtspur. All are decent and in catchment of Beaconsfield High. The state secondary isn’t great. I think your location will be governed by your budget, which won’t get you much in Beaconsfield. For that budget, I’d look at the nearby villages which are excellent but don’t attract the high prices of Beaconsfield- Bourne End, Flackwell Heath, Hazlemere, Wooburns.
If you also want an excellent state secondary, I’d look in Amersham or Marlow. But again budget will be an issue

Thanks. I think I want to stick to beaconsfield because of his excellent connectivity to london marleybone and M40 for my work.

Is their any area in beaconsfiled that I can potentially target £650-700 budget ?

Does anybody has any thoughts about wilton park homes?

Wilton Park isn’t really Beaconsfield and is likely to have catchment issues for primary schools.

You might find a 3 bed in the area around Ronald Road (ex social housing) or in Holtspur. Beaconsfield is in the top 5 most expensive towns in the UK so 3 beds are usually > £1m.

There was another thread recently about Wilton Park. It has limited infrastructure in this phase of construction (ie. nursery) with further phases of housing likely and is on the fringe of town, some walk away from the centre and station. New builds are notorious for delays, especially in an economic slowdown, and resale can be tricky while construction is ongoing.

I drove through Wilton Park the other day and I'm not sure what the appeal is. It's not in Beaconsfield and has a tower block in the middle!

Hi,
Does anybody have any feedback about Chalfont St Peter and Gerards Cross. Both these areas seem to be in catchment of atleast 3 grammar schools - Beaconsfield high, Chesham Grammar and Dr Challoner's High

You’ll struggle for your budget in GX or CSP. You are picking some of the most expensive towns in the UK and your budget is far too low for a decent 3 bed in these areas I’m afraid. Any property in these areas with your budget will have significant compromises.
I would caution moving into an area just for the Grammar. Only 30% of children obtain a place. You need a back up if your DC don’t get a place.
