What would you offer?

There's a house we like that had been on the market for a while at 585k (around 6 weeks.) Has now come in with a new agent at 575k. Nothing seems to be selling quickly where we are, and a lot seems to be reducing.

The house is nice but requires a little work (kitchen in need of modernisation and downstairs toilet needs replacing) but nothing else huge from what we can tell.

We're unsure what a sensible offer would be - what would you do considering the current house market?

In that price bracket, if it's not selling, 10% under. The biggest reductions I've seen have been on higher value properties.

How does this price compare to other recent sales in the road/ area?

If nothing is selling, you can definitely put in a low offer. Not a good idea to overpay in this market.

That's really interesting, I thought 525 would be considered too low but maybe I should try it. It's still on the market and has now come on with a second agent but at 575. I had a chat with them and they said there had been interest and would update me tomorrow.

I'm wary of posting a link in case the EAs track click throughs and find this Blush

We've had to reduce now as viewings had dried up, so may mean it's unachievable but will keep an eye on it. Guess we need to be under offer to stand a chance of negotiating down anyway.
