SELLING WITHOUT AN ESTATE AGENT

A friend is in the process of selling her flat to someone she knows but wants to employ an EA to help with the negotiating on price because she doesn’t want to get involved in that. She’s paying over £2,000 in fees but believes the EA has to do certain checks/searches as well as the negotiating to earn their fee.

I was wondering if her Conveyancing Solicitor could do everything?

If she changed her mind about needing help with the bartering side, could she do way with an EA?

The EA doesn't really do checks etc that the solicitor wouldn't do, just a bit earlier. So they'd ask for evidence of cash, sale of other property and AIP for mortgage when accepting an offer. So the solicitor can deal with it all. But it's the EA who negotiates up and down the chain and a good one will really keep things moving.

But if she sells to someone who was "introduced" by the EA then she'll have to pay their fee. The EA keeps a list of names they've had enquire about the property.
