Worth the increase in price?

I appreciate this is slightly specific to my area but I’ve found a house on rightmove, it’s on at 19999 and was bought in 2021 for 170000. In this market does this increase sound fair? I can’t see that they have done anything much to it. Thanks

That's about 15%. Prices roughly shot up by a good 20 percent and then dropped back by 5%, but might drop a bit more. You can always offer below asking price, the eventual price might well be closer to 170k than 199k in the current market.
