House prices - no particular pattern

Some houses all within the same area are being put on for different prices, same average 3 bed semis, some are a bit crap and massively over priced, some are great, very reasonably priced.

Is this common? Sorry it seems a daft question x

Yes. Different Estate Agents advising, some sellers wanting to start high and drop if necessary, some sellers trying to offload quickly as they want to move before the new school year or they've already found a place.

Such a minefield for everyone these times!

Seems to be the same around me, some prices seem ridiculously high for no reason that I can see!!
