Where should I look to buy - 3/4 bed London

We currently live in North London but have outgrown our house. We’ve lived centrally mostly in north, east and south (but very near the river when south!), but been in our current home for 7yrs. We have a toddler, looking now for a final home with good schools. We need to be within 30-45mins door to door commute from the city. Not interested in moving out of London for various reasons (Zone 3 is probably the maximum out - we live Zone 3 currently).

North is our preference as close to family and friends (family important as they sometimes do childcare at theirs so will need to drop them just north of M25).

I just can’t find anything, think I’m being too picky. Must haves are:
South or South West facing garden
Kitchen/dining room
Separate drawing room
Downstairs toilet
Three bed, would prefer four
Walakble to tube or train
Near a high street
Pre 1900 build

Budget around £1m, have been mostly looking at Haringey as that’s where we live now. I feel like I’ve exhausted Rightmove, have been looking at Crouch End and around 1 mile around there. Are there any better areas I am missing?!!
